Heritage on the River is not what I call not the ideal place to live- don't get me wrong they do have a few perks but the water bill is extremely high and changes every month.
I often time wonder if we are paying for managements over-watering of the grass. Irrigation is prohibited between 10 a.m. and 4 p.m. and Irrigation is limited to no more than two days per week, per zone.
But yet and still I find the sprinkler system on at 2:00 p.m. and the grass being watered every day.
Our ceiling leaks and has been since we moved in. I have documented via photographs of my ceiling falling down in little pieces; but I was reluctant to take legal action because of the recourse actions I witnessed from other tenants.
In addition Management does not follow The Fair Housing Act which prohibits discrimination in housing because of: race or color, national origin, religion, sex, familial status (including children under the age of 18 living with parents or legal custodians; pregnant women and people securing custody of children under 18), or handicap (Disability).
It also states that Landlords must allow you to make reasonable accommodations to ensure full use of your apartment. Telling you that you cant install grab bars and ramps is against the law; they said that we could'nt & they would but-to this day we haven't seen a ramp!!

To renterjaxfl,
We apoligize for your misunderstanding of the water billing. Since the actual water usage changes from month to month, your water bill will be different each month. We also want to point out that the sprinkler system uses well water, and does not affect water usage at all.
We are very concerned that your ceiling is leaking, have you reported this to our office? If not, please do so immediately so that we can correct the problem. Water leaks are a major contributor to high water bills since many of them go unreported for months at a time. If you have reported it and attempts have been made to fix it, but the problem still exists please call the management office and report this immediately.
We absolutely DO allow for reasonable accomodations, and are perplexed at why you are under the impression that we would not allow you to install grab bars or a ramp. Please contact management as soon as possible so that we may remedy this situation. We strive to make all of our residents feel at home, and it is our policy not just to follow Fair Housing standards, but to go above and beyond whenever we can.
Sincerely,
Heritage Management
