I have lived at The Springs at Orange Park for a little over a year, and just as my lease expired it was sold to UDR and renamed the Kensley Apartment Homes. I must say my neighbors and I were nervous as to what we would encounter with the new management and rent prices. I am still very happy, I renewed my lease, and even though management staff change completely with the exception of one person, the new team is still very nice and helpful. Maintenance response, which is one of the most important things to me is still good. The grounds are nice and the security gate is usually working with the exception of a few random power outages that seemed to be not only at the complex but in the neighborhood. The are doing a face lift on the property that is taking a little longer than I thought but I think it will be nicer than before when it's finished, I like the new warm earth tones as opposed to the old institutional monopoly house green that was there. The landscaping could use some sprucing up (1 or two dead trees and bushes) but it still looks nice. Rent is steep, but as long as they are doing their job, keeping the place nice and maintenance is on point, you get what you pay for. The only thing I don't care for in my apartment is how narrow the living room is and I really hate not having a kitchen in a sepearte room. But that's just the way apartments are designed these days, I don't know who came up with that bright idea. But even still these are nice apartments, plenty of closet space, cabinet space and even shoe closet space with HUGE GARAGES :)

I've lived here for two years and I miss the old management. The girls in the office were so much nicer. Also - the new colors are NOT "earth tones" they honestly look like puke yellow, burnt orange and nasty, moldy green - it looks so UGLY!!!

Well, to each his own, I prefer the color over the mental patient green, and I even like green....to an extent. As far as the staff I've encountetred, I've found them to be just as nice, but that's just my opinion. You can look around, and I have, for price and location and attached garage, I couldn't find better

I also do not like the new colors.. makes me feel like I'm in a fun house. Also, the transition from Springs to Kensley was not smooth.. I placed a request to have a door replaced 3 months ago.. when I called recently to find out where my door was, they had no record of it. Also they have a habit of Entering my apartment without notifying me prior to entry. It's happened about 3-4 times since I've lived here (so far, only once since it switched to Kensley). And the garbage area is NASTY.

the new colors... yuk.... looks like they taken an old complex and tried to repaint to make it look new.....
