I have lived here for only part of my lease. Since the day I moved in my dishwasher hasn't worked among other things-including roaches. I have been calling the office about this since it started and they haven't done anything about it. When I want into the office to ask them why they hadn't fixed my problems yet, they told me they had no record of me indicating a problem! Needless to say, I have since moved to a new apartment, but haven't broken this lease yet because I don't know what to do. I cannot afford to pay anything to break the lease, but with the lack of repairs, robberies, drugs, gunshots, and ROACHES (EEEEW), I had no choice. How can I leave here without incurring any fees since it is not my fault that the office people cannot write down a simple work order (or 13)' HELP!

I'm go glad I moved out of that place. I had the same problems as you, and more. I ended up contacting the health department after I had water leaks that resulted in mold. I also on several occasions contacted the corporate headquarters and after complaining to them, my problem was solved the same day. You can find there phone number on the corporate web site. There are also several law students in the area who can help you get out of your lease, and they will have little or no fee but you will have to do some research to find them.

The way to deal with negligent Landlords in general is very simple. Anytime a Landlord violates one of the provisions spelled out in the Florida Statutes (www.leg.state.fl.us/statutes) for Landlords to maintain their Rental Properties (see Title 6: "Civil Practice and Procedure"; Chapter 83.51: "Landlord's obligation to maintain premises", at the preceding link), simply follow the procedures spelled out at Three River Legal Services (www.trls.org/housing.htm) -- specifically, the instructions contained in the pamphlets titled "Tenant Rights/Landlord Duties" and "How to Force Your Landlord to Make Repairs". It was through the use of methods just such as these that I was able to all-but-single-handedly force McKinley out of Lighthouse after less than a year, when they thought they would quickly come in and methodically Bogart everyone poor who wasn't of Pale Countenance out of the area on behalf of the COJ. Best of luck! *********************************************************** Response to the anonymous, psychopathic dolt from 4/05/2009 who thinks that comfort with impurity makes you pure and that concern for truth makes you impure: I was and am keenly aware of why McKinley was brought in and under what circumstances. Unless you are deranged, though, it should be obvious that McKinley was not brought in to vacate after less than a year and in the middle of all the improvements they were making throughout the Complex. Most of all, it should be obvious that McKinley was not brought in to raise the rent by 20-25% throughout the Complex specifically in order to drive out low-income folk of non-European-Descent, only to have Lighthouse be forced to lower the rent to less than what it was before McKinley arrived in order to lure low-income minorities back to Lighthouse after McKinley's departure.
