I am a current resident of Madison Woods and have been there for 2 years. I have to say that the structure design was a bit odd and to admit that the walls are VERY thin. I dont know who is contracted to perform the lawn care maintenance for this property but the job is ALWAYS "SHOTTY" from leaving trimmed hedges lying around to uneven, patched cut grass. There is a pond that is on the property and there has been no maintenance to it since it seems like forever. The pond has dried up to the point that there may be a foot of water in it along with debris. There is no alternate source of water flowing into this pond and it is quite disgusting. The management staff could all use some training on how to effectively communicate with people/tennants and how to be more diverse in understanding the needs of people of all backgrounds. When the complex was run by Marilyn Nix these problems and the attitude that management presents was not there. I have to say that the current manager, Felicia Barney, is not understanding, her ability to be short with tennants and prospective tennants is prevalent at ALL times. I would not recommend any one that I know that is qualified to reside at Madison Woods to move there. Every year since I have been there my rent has constantly went up and I am in the process of seeking home ownership which should be by mid year 2007. If the focus is on tennant retention why are there so many notices sent out about when fees will be assesed and when evictions will be filed when I am quite sure everyone who lives on the property knows that but yet monthly notices are sent out and they are subject to change monthly depending on HER MOOD. I believe Felicia takes "PRIDE" in "EVICTIONS" rather than "RETENTION". I am happy to be leaving here soon and I hope Banyan Realty will consider getting the staff of this complex some training. I do mean training offsite and not some 2-8 hour training session.
