Has gone downhill in a big way since I moved in 3.5 years ago. Was ok when Lincoln property owned the place. Now Hurt & Stell own it. The idiots in the office deny that there has been a change in management! Office keeps odd hours & are rarely there when they say they will be. Grounds are unkept. Algae in the lakes & pools. Sidewalks crumbling. You don?t have a choice if you want AC or heat, they control it from the main office! They fail to mention this when signing your lease. Their excuse is that they pay the water! If you look at the lease water is included in the rent! It is 80 degrees outside & all you have is heat! If you happen to be late on your electric they demand a money order or they won?t except your rent, they get their electric from some obscure company in Orlando. They seem to have an issue with paying their own bills. If you look at Duval County Public Records you will see a lien on the property from around 2000 to 2001 from a plumbing company for nearly $2,000. There is black mold on the walls & around windows. They told me that I would have a free carpet cleaning with renewed lease, that never happened. The best part about living here was the stolen vehicle that was abandoned in the complex for months before I finally had the police tow it away. And now that I seem to be the only English speaking resident in this rent controlled ghetto, I think that I will be moving. Do yourself a favor and spend the extra $50 a month to get a decent clean place to live!
