I stayed in these apts for some years it was the worst experience of all my apts although it was a great time for me to take care of my kids and still go back to school. while staying in mandarin trace i was always q's about who my friends were at my apt and how late in the night would they stay. I finally started to get a few more of my finances together and bought me a really nice car. within that same week of buying my car i was confronted by wally and joy outside of my apt, they asked me how could i afford that car, accused me of selling drugs, accused me of having numerous people living with me and paying my bills. I some how never received any of the notices for inspections or anything else. Then right after accusing me of selling drugs they called family services on me, i soon got numerous visits by men "following up on complaints" i had to go downtown and take a drug test for these people. not only did i endure this treatment i had people at my sons school asking q's, they searched my apt, even after all of this they did it again and called these people again. i did not have constant traffic and surely watched other people who had more traffic than me. i was able to get the help that i needed to go back to school being a single mom but all of the headaches and rules of who could come over, how often you could have visitors (3 nights a month some one could spend the night) you will get written up if you have dirty laundry in a basket, candles burning while you are outside, drink a beer on your porch, if an article of clothing falls off the hanger while they are doing an inspection (no clothes can be on the floor), and dare not let one of your guests park in a non-resident parking spot. saving money and going back to school was great, although there are drawbacks to everything, the nosiness and blame was not worth it. they were so nice in the office until right after i moved in and then they just talked to me like i was beneath them. pets are not allowed unless your doctor says you need a companion. washer and dryers are not allowed. the laundry room always smelled like urine and more than once my clothes were stolen the laundry room has a key for tenants only. i have been in the office listening to joy tell another girl on the phone that she was going to call the health dept on the girl she was talking to and then when she got off started laughing and said "well wally, i think she bought it."

I have lived there meny years, Everyone knows there are notices put on doors, You just dont read yours becouse your to besy drinking on your patio. You know your not to have people living with you!! Report your working, How about that. I know who posted this becouse you tole me. And dont leave your landry in the landry room in the morning and come back the next day, How about that. It never smelt that way to me.

I lived there off and on since 1996..I finally lived in my last apartment in 2005. I was appreciative of a place to live at such a low cost..due to my lack of income. Places like this are there to help you and it's people like you who take advantage of it! Some people are just going through hard times or a divorce and have no where else to go and need a place like this. Unfortunately the management is at fault for letting trash in and not taking action strong action on getting and keeping them out. Mandarin Trace is taken care of better than any apartment complex I've lived in, in the Jacksonville area..that includes the Mandarin area. The grounds are kept up nice..minus the LAZY PEOPLE and dispectful children who don't know what the purpose of a dumpster is. Benjie has hurt his back picking up after the insensitve children that live there. The drugs in there....yes there are drugs in that complex..I specifically know of at least 3 or 4 people in the past and present that sell drugs and their children too!!! Walli and Joy....they are just as guilty of this as the residents...they should go to jail for just allowing it...they have there spies....but for the wrong reasons..they just want everyone to kiss their butt..and if you're one that doesn't...watch out...you might have an spotless apartment..but trust me..they will find something meanwhile..the little blonde on the end of the 1300 building with the worst apartment in the complex...gets special treatment....you know who I'm talking about..the lush!! I wish the best to those that move in there. the ones that really need it that is...if you have good intentions..just make sure you watch your back and watch your neighbors for any wrong doing and do call the cops..just be careful you don't make it known to the person you are calling about...don't go outside when the cops get there..ask for them to meet you elsewhere if possible...or you may be harrassed.. it most be true about the blond in 1306, her apartment is filthy & when inspections came she laughed about locking all the trash in her bedroom which is against the rules. on top of that her boyfriend is somehow allowed to live here, which is also against the rules. she says management knows that he lives there, but its no problem. i do know he lives there, he has no other home. why would the office let this go on. oh, if she borrows money from you, i as well as others (handicapped & in wheel chairs) have been sucked in for at least $10-$25. i can't imagine doing that to anyone just trying to get by in here. most every one i have met in here are good people and glad to live here. it is well maintained and except for a few bad apples, these are good people that are grateful to live here. i know that i am.

She must either have some thing on your apt. management or a snitch! Best of Luck to you all! Have you ever tried to document and take it to upper management/ corp office ?
