It's sad that this review is going to be so very long and not a stitch of it is good.

In two short months, we will be thankfully FREE of this place. Let's start at the begining, shall we' The scrren of our sliding glass door has never been on it's track/functional since day one. Maintenance shoved it back on the track (it was warped) and it wouldn't move so we took it back off. The door of our "storage" area has never locked. Maint came out and changed the lock, BUT it's the door, not the lock. All you have to do is pull on it and it swings right open. Luckily all we have in there are empty boxes and coolers. We live in a townhouse (1.5 baths) and like others before me, we all seem to have the same problem. The ceiling above the dining room, which is under the bathtub upstairs, was cracked and saggy upon move-in. They re-mudded and re-popcorned the ceiling but it's only a matter of time before it falls in on someone. Neither toilet has ever really functioned correctly, and both sporadically overflow. I have a feeling they'll be charging us to replace the laminate flooring when we move out, because it's severely water damaged from this. When someone is walking on the top floor, downstairs is squeaks so loudly, you feel certain they're going to fall right through. My 5 lb CAT makes the floor creak. One day, we had no hot water. My fiance discovered that the water heater (in the "storage" closet) was SPARKING and had melted these cheap wire caps Maint had used the last time they fixed it. There were smoke/burn marks on the wall. We called Maint, and they were out within the day, which was great...except all he did was reset the fuse box, and slap some electrical tape on the wires. Fire hazard, much' We just hope all our boxes in there don't catch on fire one day. The kicker, was the a/c...we'd been complaining since January (after all, it's Florida) about the air not blowing much. Someone would come out to change the filter and recharge the freon, but we knew it was more. Our electric bills started skyrocketing (60-80 bucks PER MONTH MORE) starting in May, and the upstairs would get very warm. In late June, the a/c gave out completely and we complained about 3 times a week for about four weeks. We had to sleep upstairs (me, my fiance, and our ONE YEAR OLD SON) where it would be well over 90 DEGREES no joke, even in the middle of the night. Fans only circulated hot air. Finally, we managed to get it to Linda's attention and she seemed horrified to learn about this. During this time, the a/c leaked all over the hall way upstairs, thru the floor, and caused all these ugly spots on the ceiling. FINALLY Maint came out and said the problem was beyond them and a pro would have to be called in...apparently, a part was left off the a/c the last time it was fixed, and it wasn't filtering anything (despite the fiberglass filter) so there was all this gunk clogging it and no air was getting through. Management offered to loan us a portable a/c, which was nice (but ended up leaking all over our bedroom floor, because no one told us that its collector bin needed to be emptied...I don't think Maint, who installed it, even knew...the leaks caused another spot on the ceiling, this time right above the TV which luckily didnt short out). The did come out to fix the ceiling, but just painted over the spots. We were in negotiations with management to be compensated for our astronomical electric bills but so far haven't been called back. Wanna know why it took Maint 4 weeks to come out' We were told they wrote the wrong apartment number on the workorder (not my problem), and that when they did have the right apartment number, THEY DIDN'T HAVE A KEY TO GET IN. Are you kidding me''! Maint has routinely come right on in to my apartment (and especially when no one is home, that creeps me out) with no problem and they tell me they didn't have a KEY''! (again, not my problem)

As others have said, noise is a constant issue. Bass from my neighbor, two apartments down, and downstairs, was RATTLING MY WALLS, upstairs in my bedroom. It often wakes up my son. I go to bed at 7pm because I get up at 4am, so I'm constantly bothered by stereos/TV's/car stereos and there's nothing that can be done, apparently. There's supposedly a no soliciting policy, but we've been solicited at least 5 times since living here and constantly with flyers. Kids will walk/ride their bikes right in the middle of the road no matter how slowly you're crawling in your car behind them. I think most of my neighbors are the retired/military kind so that's pretty good. But we don't go to the pool at all because these thug kids/teens are always there and I don't feel comfortable taking my son out there with them. I'm sorry if that's stereotyping, but it's true. Also, the mailboxes are not covered so your mail will get wet if it rains. The laundry room gets very busy sometimes, and people will not hesitate to throw your clothes out on the table (I was TWO MINUTES LATE picking up my stuff one day). I once came in to find some woman folding up MY clothes, claiming she "does that when she gets bored" WTF''! More like stealing my clothes. I don't do laundry here anymore, obviously. Finally, we had a problem with mold in the linen closet, there was this awful smell and gross spot on the ceiling in the closet. They just painted over it, so now it smells like paint and mold. My fiance hasn't been able to breathe well since we moved in, so there may very well be more elsewhere.

Ok, I was wrong, there is one good thing about living here...at least in my area, you can almost ALWAYS park right in front of your apartment. Unfortunately, others were right when they said there's a lot of crime. We've received at least 4 flyers in 10 months advising of cars or apartments getting broken in to. After reading others' posts about their locks being messed with, I'm terrified and pray we'll be safe til we're able to move.

Yeah, it's about 2 minutes from NAS and yeah, it's affordable. But if you have time to shop around, I would. This place isn't worth your paycheck.

This response is two months after this first reply. We only have 1 1/2 months to go. Now the new leases require renters insurance. Funny thing is they have a company ready for you to sign up with. That's with the $50 a month rent increase. We have to get renters insurance for the one month we are going month to month. Oh yeah the hot water heater melted the caps again, I called maintenance and told them I was scared of a fire. They told me that hot water heaters do not cause house fires. I now turn the breaker every night before bed so It doesn't cause fire. This place is going so down hill. Cops are here every day and I have never seen a security guard. The office lady's are sweet and helpful, but the maintenance people are a little lazy. Our sewer back flowed into the down stairs toliet and flooded the hallway. Maintenance came and i requested a shop vac and they said the plumber would do it. Well 4 hours later they plumber came with no shop vac. Also they left the cap off outside so raw sewage was spilling outside. It took two weeks to get them to fix that. I have pictures of everything and if they take my deposit, I will take them to small claims court. I will also make these pictures public so everyone can see how bad these people are.

Yea so I can tell you as me being from home restoration for fires and floods and mold and such that if you had that much water spots on the otehr side of that drywall is mold especially if it wasnt dried out properly.........and as for the hot water heater they do cause fires....anything that has electricity runnng to it can cause a fire but maybe they thought that because its full of water? I live in the venitian condos which is literally like 2 seconds from this place the rent is 950 including water and sewage but its worth every penny. I have NEVER had any problems they are newly remodled granite counter tops in the kitchen and baths stainless steel appliances and wood floors and they are 2 bed 2 bath with a loft master is upstairs and they are very roomy. Theres not thugs and stuff like that here and the gates always work and your right on the oretga river. Most the people in here are older or in their 30-40s and there are a few military people in here. I recomend this if your willing to pay 950 my g/f and I didnt and still dont have hte greatest paying jobs out there and we were able to pay all our bills and rent and still make it!
