We've lived here since a few months and we already can't wait for our lease to end. We had problems with the leasing office from the start. They lied to us about several fees which added up to over $200. We've had constant problems with spiders, cockroaches, and other unidentifiable bugs. When we called in a request for pest service, we were met with sighs and sassiness.
The apartment had a lot of latent damage from before we moved in. The management was reluctant and slow to fix the problems.
Don't be fooled by the "security" gates. The front gate is open 90% of the time and the "residents only" entrance often gets completely jammed, so that you have to make a dangerous turn around to get to the front gate.
There is only one trash location, which each resident pays $20 a month for. As others have noted, absolutely no utilities (pest control, trash, water etc) are paid for by the apartment community. If you are comparing rent to other apartments, add about $100 a month to the Paddock Clubs price to compensate for the little fees.
If you are moving here from out of town, be aware that this area of town is awful. Don't let the pretty pictures of the apartment grounds fool you. It is an area of high crime and is inconvenient to most of Jacksonville. The traffic is terrible in all directions and the area is designed like a maze.
As is probably a problem with many apartments, the walls are very thin. You can hear your neighbors taking a bath, watching tv, doing laundry, or just plain walking!
There are a few good things about the Paddock Club. The pools, tennis courts and ponds are very nice and well kept.
There are many better apartment complexes in Jacksonville. I would recommend taking a look at those first.

I agree with this review completely. We have lived here a year and can't wait to get out. Our neighbors have been very noisy and we have complained and the office does nothing. You are paying for a "gated community." What a joke! The gate is never working and when it is, it's open. We've lived there 10 months and in our building, only 2 other apartments have been there longer than us. The grounds are very nice but look closer! I would not recommend it.
