Glenn Evers calls him self Area Manager and his # 904 363 2300 Hey Glenn I bet you love the sound of Area Manager....that sound good right.... I HOPE YOU GET FIRED ....What kind of crew are you running at Apt comm.... Worst Mangement I seen...ever sinse your new crew has taken over I been wanting to vomit on there face then move out...You must be thinking why....Most rudest Managers ever I seen and they write Nasty Letters to every resident...also rent goes up 3% every year when you advertise is lower in the Rent Apt Book...also 60 days advance notice of move out..when you know other APT put out 30 advance Move in Special.... Lets Tell what kind of problem I been having....Everyone knows your comm chages for private gated comm which is nither private or gated...you comm charges for pest control every month in which I Never seen them doo also gotten bug bites on the first weekend of move in helllooo can I get my money to go see a doctor..what more proof do you want...Wasent the doctor note good eno...My credit card taken out of Apartment Trash Compactor.......which by the I just gotten taken care of....appliances always breaking on you...and ohhh yes I cant have quest in my apt more 7 days a month...even if I have a quest room which I pay for...Worst parking area I half the park my car in Bummple Parking ....(FAAARRRRR)....always got rain water coming in from the bedroom window....And most of biggest B@@lS^$t of all is that your manager in the community is the far out worst then any I seen as of right noow....I really mean Now...And ohh yea I didnt know this apt community come with corner Car Shop that keeps on fixing cars...everyday ...
Management can be Diffenrent but Company rules always the same... Dont make your own rules...It was a total waste of time moving in the community...and I was planning on staying for couple more years...changed my mind after finding out 3% increes when the advertising price is lower...and your Apt community is a power hoging...never seen a high light bill... 2 Bed 2 Bath light bill $140 - $170 and 5 Bed 3 Bath $110 - $130...Can you tell me How...

i am moving in there next week and i absolutley loved the place. as far as bugs. you live in florida. my mother lives in a 1/2 million dollar home and she gets bugs b/c its florida its just what happens. the girls in the office were more than accomodating to me and my family. we brought our 2 year old son in with us and you know how 2 year olds are but instead of being short with us they let him sit at a desk and color and one of them read his book to him that we brought with us. roxeanne was our leasing agent and she is very very very sweet. and just about any place is like that with guests where i live now if you have someone stay more than 7 days you have to get it approved otherwise it would look like they live there. if you dont like the parking pay for a garage and park in that. and as far as the light bill. it all depends on what you keep your a/c at, if you keep lights or tv on. your light bill depends on you. that 2 bed probably keeps there air between 70-73 degrees runs there dishwasher everyday keeps lights on etc. where as the 3 bed keep there air between 76-78 deg and conserves electric. your light bill has nothing to do with the complex its between you and jea. they dont get any money from jea. so before you go and blame that type of stuff on anyone. blame yourself first.

I am on my 2nd year here and have one complaint...fix the gate. Other than that, I love my apt. My upstairs neighbors are noisy as hell on gator game days, but what do you expect when you move into gator country. I agree, high JEA rates are your fault, not the complex's. Keep everything at around 75 degrees, turn off the lights and tv if the room is empty, and your bill will be around $75/month. If you are crazy enough to put your credit card in the trash, you are taking the chance the trash bag will break and the card fall out. That's why shredders are good. The lease says anyone with you at least a month has to be registered, unless the lease has changed. That's what mine says.
Yes, the rent went up more than I wanted, but if it goes up again like that this year, I guess I will have to move on. But I was notified last year 90 days before my lease was up.
Maybe I'm just a good tenant, who pays the rent early and has no problems.

To the reasonably satisfied person. I am also a good tenant who pays their rent on time, but I don't totally agree with you in referance to to the gates. Nor Do I agree with anonymous 2-28-08 in referance to the parking.
The gates have been broken more than they have worked since I have moved here in August of 2007. I have made numerous complants and there is always an excuse... Do you remember the letter that all residence got on 1-22-08? It stated that the gates would start to close from 8pm-6am and that residents were not to piggyback in behind someone else or they would recieve a $50 fine plus be held resposible for damages made to the gate. Bet they have not issued in fines.... After this notice I called on 1-30-08 because the gates had not closed. I spoke with May, and she claimed no knoledge of the problem but would check on it. Same thing you always get. I have complained numerous times since then. Just recently on 3-16-08 as of midnight last night they still were not working. And do you remember the quick residents reminder we all got with no date ( I marked the date on mine 12-21-07). It had a list of 6 things on it... The very last was about recieving complaints about teenagers being on property that did not live here and if you say them to call the police at 630-0550. Well that was their nice way of telling the residents of the car jacking at gun point a week prior to the reminder...One of them was arrested and the other one continued to harse the residents including one of the girls in the office.
As far as the parking issue it has been a night mare!!!! And when I called ir referance to that, I seem to be the only person that has complained. I work at a local hospital in the operating room. We are required to take call. This requires me to come and go from my apartment at all hours of the day and night. I do not think it is unreasonable to be able to find a parking space close to my building. I have had to park 2 to 3 buildings away from mine when I have come home very late off of call. This is not a very safe thing for any person to do. But it does not seem to bother the management. As they have stated to me "they don't live on property.
I could go on with many more problems, but I won't.. I can tell you the likely hood of me renewing my lease in August is not good... The sad part is I moved back to this area because I live in Woodbridge at the Lakes about 13 years ago and this area was very nice. But it seems to have changed for the worst.... This is very sad.

The managment is the worst it has ever been. They are all nice before you sign the lease. After that, they are rude and unprofessional. The management company passes on fees that should be paid by them (pest control, sprinkler water, etc) to residents. They distribute harrassing flyers with threats of various fines (that cannot be imposed because they are not in the leases)and make untrue verbal statements, making up new rules as they go along. The gates never work, most of the street lights and garage lights are out, garages are broken and will open the one next to it using the same code. At the end of the month, instead of just following the terms of lease with regard to late fees and evictions, the management posts "friendly reminders" with a prize incentive and escalates to threats of late fees if rent check is not turned in by a specific time of day including weekends (Florida Statutes do not require this). They are unethical and borderline illegal. They need to be reported to the Better Business Bureau as well as state agencies.

LOL. I've lived here for almost 4 years and I have more positive things to say than not. Of course, there are going to be things to complain about about this is an apartment complex. The gates never work because people do use them properly. DONT BE LAZY and piggyback in. Use your card. I've seen it myself. I've never had an issue with my card and tons of people are piggybacking in. As far as the notices... Seems like the only people offended by the "friendly reminders" are the people that dont pay their rent. As far as the parking...... HELLLLOOOO, you do live in apartments, not a private home.

These things make me laugh......I can't believe some of the complaints people make about living in apartment communities! First of all, Anonymous #1 from 2/7/08, if you're going to make accusations and complaints LEARN how to use proper grammar. That only solidifies your appearance as a dumb@$$. Like someone mentioned above, HELLO? You are in F-L-O-R-I-D-A! Don't like the bugs, the temp, etc.? MOVE! No matter where you go, there are always going to be issues that may arise. So if you are that upset about living in a community where you have to share the building/grounds/gates/pools/etc. with the people around you, then BUY/RENT a HOUSE! As for Anonymous #4- What the hell? 'They distribute harrassing flyers with threats' ???...TO WHOM? Chances are, if you're receiving a 'warning' it's probably for good reason, so get a grip! No matter where you go, RENT IS DUE when RENT IS DUE. You're not special in the fact that the rules only apply when you FEEL like they should apply to you, it is what it is. Don't like being a responsible adult like the rest of us? Move back in with mommy and daddy and you won't have to worry about when your RENT IS DUE! Enjoy the fact that TRUST ME ON THIS- it COULD BE MUCH WORSE! So before you start complaining about how horrible this place is, go live in some surrounding communities and I guarantee you'll be bitching just as loud about them as well.
