I have had so many bad experiences dealing with the staff at River Reach, I am not sure where to begin.


In summary-


* I was lied to about the status of my application upon moving in, and caught them.


* For 2 months I carried my laundry to what I thought was the nearest laundry room (which is not alway accurate in subtracting your funds from your laundry card, by the way) until a resident told me that there was one right outside my back door, but I would not have known that since I was never given a tour of the property when I went to view the apartment!


* My move-in was tumultuous, to say the least (given incorrect keys amongst other things, then treated rudely - "Ya?ll woke me up" - by the maintenance guy when he had to be woke up to let me in my new apartment with my movers waiting).


* Small things were fixed promptly, others it took months to be fixed properly, my leak never was fixed, and left a large, gorgeous brown stain on my living room ceiling for all my guests to view.


* Instead of installing special fixtures for you that need replaced, the maintenance staff will occasionally just leave the fixture in your apartment for you to install yourself.


* The property is not maintained very well except by the river-front pool, although you sacrifice it for the wonderful location.


* On a positive note, the neighbors are all very friendly.


* Upon move-out, I called to inquire what else I needed to do besides schedule an exit walk-thru inspection and turn in my keys, was never informed by the staff about a 30-day written notice despite the fact that my lease was up, which was why I was calling (I SHOULD have sat down and re-read my entire lease with all the addendums rather than asking the nice lady at the front whom I thought would give me the correct information- which, the staff all denied talking to me of course!). I was forced to pay another month (at the rent $200-something dollar, month-to month rate that is a "market rate"). Then instead of getting my deposit returned, they are now trying to tell me I owe $213 MORE for a month-to-month "market rate"...60 days after I paid they amount they told me to pay via a notice!!!! So, in essence, they are trying to tell me that their month-to-month rate is ...over $400' And 60 days later'' Just to compare, my last apartment month-to-month rate extra in JAX was rent plus $155, for a brand new community.


After 2 phone calls, I still have not had a return call from River Reach, or as we appropriately dubbed it "River Roach" from the excessive roommates you will ultimately aquire since you must call and schedule a spray every month. If your neighbor doesn?t spray in the same week, the roaches just pack up and stay with whomever hasn?t sprayed that week. So, if you forget to call, it just saves them money. Smart, eh'


The headaches from the staff?s inability to be competent (probably why there has been different staff almost monthly) is honestly not worth being on the river - unless you are prepared to fork out extra money due to lack of brain power exhibited by this staff.


Also be aware of the car break-ins, and gun-point robbery within the past few months. It may be a good idea to get an accurate account from the police prior to deciding on this community (one of the many reasons I did not want to renew). When I first moved in, there was always a security guard at the south gate. After a few months the security guard disappeared, and the notices on our door to "be careful" only accumulated.

* Oh, and if you have a new car, never, ever use the South entrance as your car bottoms out no matter how slow you go.


My advice' Don?t let the cheap rent for such a great location fool you. Instead, examine closely why it is so cheap. I wish I had. I probably would not have incurred the over $1300 this community has cost me in incompetence this past year.
