Pros: The apartment itself isn't bad. When I moved in, the carpet was new and the paint was fresh. The staff are great and quick to resolve problems, easy to get ahold of. The website for making service requests and paying your rent is really convenient and reliable. The master bedroom and closet are huge and I have not found anything comparable in this price range after a lengthy search. The location is super convenient, especially for students of FCCJ or UNF to which you can walk. I had a noisy neighbor move in, but the staff kept giving her notices until she finally stopped playing her music at 7am.

Cons: Since I moved here in 7/07, there have been at least six gunpoint muggings (one IN someone's apartment) and one sexual assault in the parking lot. The last three or four of these have all taken place just in the last month or two; two of them only mere days apart. Since the people who live here apparently are physically incapable of closing their doors without SLAMMING THEM AS HARD AS THEY CAN, I come close to a panic attack every time I hear a bang because I think it is someone trying to break in. I work across the street nd literally RUN home from work if it is dark out. They spend too much money landscaping and not enough making this place safer.

There are ducks everywhere (ugly mascovies) and the sidewalks are littered with feces as a result. Every week, literally, there is a new batch of ducklings because these things breed like crazy and the complex doesn't do anything about it. The ducks are fearless and like zombies. There was indeed a duck corpse which decomposed to bones and finally slid into the retnetion pond, unremoved despite being reported. I also saw half of a cat that had been hit and picked apart by vultures which remained for a day or two.

People also trash the place and leave beer cans and various garbage in the bushes and other people's porches. People like to throw eggs. People are generally rude and trashy.
