I have lived at Spicewood Springs, recently re-named Madison at Spring Woods. I have lived here for two years. I will not be renewing and I will tell you why.

1st: The first month I moved in my rent was 595.00 for a 500 sq ft 1 bedroom. You can get studios that are bigger than this! The second year they raised it to 629.00. I am still not sure why, for what , they dont repair or add anything to the unit. My ceiling fan thumped the ceiliing on medium and high speeds and people on my phone when i talked to them kept asking what the loud thumping sound was, you could even hear it through the window outside my apt. I had to go into the office three times to ask them to fix the ceiling fan in the bedroom. Finally after the pull string broke off completely due to the extreme wobbling and thumping against the ceiling did they finally screw it to the ceiling and put a new draw string on the fan!

2nd: Geese poo almost every day. Every day walking to my unit i had to walk around bird poo or worry about angry geese attacking you because you got to close to their offspring.

3rd: Parking..you have to get to a parking spot early or forget it. I had evening classes and would get home after work and school at 10 pm, and if i was lucky i would find one parking spot way out in the back of the parking lot, plus i have a SUV which is a larger vehicle, and its common for tenants to feel that their midsize car needs two spots and will park over the line taking up two spots and not even think twice about it, or they will park where there is no parking and park on the road so if you have a suv, truck , or van you cant back out without nearly hitting the vehicle parked where they are not supposed to.

4th: I had my vehicle broke into, gate card, 20.00 cash, several cd's stolen from my vehicle...only leaving the cases as they were in a hurry.

5th: My apartment was broken into at night while i was asleep, thank god i have a chihuahua barking his lil head off that woke me up, who knows what else would be taken, my purse was gone through, dvd and cds were taken, they left atm and credit cards and drivers liceances, not a profressional theif , and not a seasoned, probably a kid as they could have done damage with a credit card but didnt take it! But they were in a hurry , everything was moved around and purse left open. If i didnt have a barking dog, who knows how much they could have taken out of my apartment while i was in there asleep or even if i had confronted them a gun a knife'''' Be careful before you move in here!!!

6th: The gates , they have never worked for more than a day. residents forget their gate card and force the gates and break them, or their guests with not even half a brain, have no card and force them and break them. The gates have never worked for more than one day after being "fixed".

7th: They have contracted employees that were doing the siding of the building and taking paneling off and putting new paneling on, because they had no idea what they were doing they managed to break the foundation of the ceiling and wall, there is now visable cracks stemming from the ceiling down my wall where they broke all the way through the wall, i told the office and they did not do a thing about it, the crack still remains after about 8 months. This is a danger, it could keep breaking and eventually over time collapse.

8th: Pest control, they do not do it yearly, every 6 month, spend lots of money on your own pesticides, and hope it dont make your animals sick. I asked them repetedly to spray for roaches, not the big palmetto kind, regular ugly nasty germy roaches, three times, promised they would do it three times, they didnt. I feel so sorry for who moves in that unit, its completely infested, when you dont spray and you dont spray for eggs, they just multiply. Insane amounts, that crawl on your cooked food, crawl in your bed when you sleep at night. beware!!!! They dont spray!!!!!

9th: Nosey neighbors. You got to your unit or your vehicle, people stare and watch your every move. There is no personal privacy.

10th: Trash compactor always full or broken, ugly smelly trash piling up over and over again.

11th: The tub constantly never drains the sinks in the bathroom never drain, its always clogged up, drano wont help!!!

12th: after about 10 months living in that unit, i noticed old stains coming up from the padding through to the carpet, they may have cleaned the carpets before i moved in , but if you dont change the carpet and the padding under neath it, the gunk , pet urine, koolaid someone else had before you cums up to the carpet surface and looks nasty.I know this because i have a carpet cleaner that washes the carpet , so i can wash the carpet and a month later the stains come up to the surface again.

These are the lil things on the top of my head that have driven me crazy and now that i can finally save enough money to move, as its costly when you live paycheck to paycheck, i am leaving this nightmare behind, its not safe here!!! It isnt pleasat, please spare yourself the headache! Run from here as ast as you can!!!!

I lived there for more than 5 year because I had no other choice, and I can agree with everything this person has said. It is the truth. I couldn't have said it better myself.

I have lived in this community for over a year now and have had very little complaints. It seems like the new managment company are staying on top of things. The new paint is great and I am always greeted by office staff while out and about. Of course there may be a few things once in a while that may need attention but all and all I feel good about where I live and have not had any negative situations from niehbors... I love how close I am to shopping and easy access to 9a. The price was right when I moved in and so I renewed for an additional 12 months. Maybe my experience has been on the positive side due to the change in owners? Springwoods my home sweet home.

I agree with everything you have said, i have been here for 11 months and refuse to renew my lease here. The parking, the tub drain, the geese, the gate, the sorry behind maintenance, pest control, trash compactor... it's all true! oh, and you forgot to mention the nasty pools and the very misleading gym!! dont wast your time with these ragedy behind apartments!!!

these apartments need major renovations.....phase 1, is completely a dump, the appliances are rusted and when you complain, maintenance comes out to look at it, and do nothing... THE DISHWASHER AND STOVES, NEED TO BE REPLACED NOT LOOKED AT!The "grass" outside needs to be replaced, you walk on dirt, which as stated is full of geese poop and dog crap from the nasty people who let their dogs poop anywhere. the closet space is horroble, these are the most pathetic "walk in" closets I've ever saw. my boyfriend and I had to purchase garment racks to hang our clothes.... the bathroom is a complete dump also.... JUST SPARE YOURSELF THE HEADACHE AND KEEP RIDING IF YOU'RE THINKING ABOUT MOVING HERE. My boyfiend and I will be moving from this place to a complex on southside blvd, for 12 dollars more a month and 200 square feet more!!!DON'T STOP AT THIS DUMP

I totally agree too me and my husband moved in Feb here and i cryied when i seen how bad it looked. The apt. they show u is nothing like the unit u will get! u will get old ass apliances the carpe is full of old stains it smells like cigerretts and dog piss! I hate them!!! Our neighbors are the most getto rude people ive ever seen. They play there music so loud me and my husband can never come home and relax! The air has went out 2 times and they dont (DONT) have 24 hour maintance thats a lieeeeeee! I called and they said they do after dark runs so we had to sleep with no air and thank god we live on the third floor bc someone probley would have broke in. The diposel sucks, its been messed up 3 times. The pools are always dirty and these sooooo called speicals they are running dont fall for it bc u will end up moving into a dump! My husband is leaving in october to go out to sea hes in the navy and i cant wait to get the hell out of this hell hole. No matter how hard you try to fix it up or paint/ decorate it still looks like ---- and things are always messing up bc they r so old, the only reason people stay here is bc the price!!!!
