I have moved to Colony at Sanjose community a few months ago with a toddler. Everything looks great here except...1)for the ROACHES. This place is extremely infested (cannot stress enough) with roaches and other bugs. The community maintanace doest care and they would ask the renters to pay for their own pest control. I left my toodlers wash cloth accidentally on the poarch this one evening and went to pick it up after a couple hours and to my horror there were atleast 10 huge roaches eating the wash cloth. They fly everywhere and I always find them in my toddlers room every morning. I am extremely clean person, but still find these roaches all the time. 2) What you pay is what you get...Because of the cheaper prices, there are some drug dealers and porne movie makers in this community. They are my neighbors!!!!!! I cannot vacate now, because I am bound to a one yr lease, which if I break I loose atleast $1500. This allot of money for a single mom!
#) No matter what, they will not change the non-working washer and dryer combo. I ahve amny people complaining about this at the community laundromat. Why do you think they have a community laundromat...becasue the one in the unit never never never works.You keep placing requests and they just keep working on it. You can never get the W/D combo replaced.$) Security is a joke, any one can walkin/tag along with your vehicle. Play area i9s always filled with outsiders and the swing and stuff for little ki9ds are rusty and cannot be used.
Apart from the above four reason, the community is good I guess....

First of all, if you are renting a unit within this condominium community you have an owner that is responsible for your specific unit. You do not live in an apartment community. If the lease specifies pest control is not included then you have to obviously provide your own pest control and can't complain later. $20.00 a treatment is cheap you should call around and compare prices or pick up some Raid. If the palmetto bugs are getting in ask your landlord to seal any openings for you. There is no maintenance working for any rented unit so to say they do not care is not the case. It is your responsibilty to report all illegal/drug activity to your landlord and/or anonomously to JSO at 630-0500 or call the substation at 828-5463. If you call they will increase the patrols. A check with JSO found no such reports from this address so obviously no one is reporting this. The community was built in the early 70's and none of the units had washer/dryer connections therefore a laundry room was required. During conversion, self contained units were added to the condominiums and the laundry room was kept since these units only wash and dry up to 14 lbs at a time. If used properly they do work. It is possible that your landlord or previous tenant abused the machine causing it to not work properly. Did you report it to landlord directly when you say you keep reporting it and they keep working on it? There is no apartment community so therefore no maintenance will come other than that of your landlord. There is HOA maintenance for the grounds and common areas. There is pest control for te exterior of the property. There is no security on this property. There is a limited access gate but it is timed to not impede the right of way since there is no long drive to the entrance. If the play area is filled with outsiders and you "always" observe this who have you reported it to...JSO? your landlord? Kids use the swings every day. If you rent from the developer then they are your landlord but you still do not live in an apartment community and can not expect to blame anyone but yourself for not properly reporting concerns to your landlord or the police, and for not reading what you signed.
