One thing I will say....if the negative reviews outnumber the positive (regardless of what the negative reviews say or how unarticulate they may be)a trends a trend. Its under new management I hear, and the name was changed from Melrose to The District, but like I read in one review "The managment may have changed....but not the tennants", remember, you wont be living with management.
The tennants range from serious college students/Technical students.....to potheads, dealers, a combination of all, and ones I have read about, but have yet to see (dread to see). This wouldn't be as bad if the roomate matching was given priority. I once lived in a place where roomate matching didn't end the day you moved in...it was continous. If the only room available would end up pairing you with a loud person....they would move someone who had been caught/told numerous times to adhere to the noise standards, from there old room, into that room. Always continuous, always made sense.
Quality Service requires hard work, something the teenage management would be hard pressed to do. Management here is like straight out of an MTV TRL crowd...from the maintenance...to the security guys they have during the day. Everyone is so young...and trying to be so cool with everyone, that they dont enforce anything here, regardless of the position they hold (Security, Maintennance, management, etc).
I feel bad for the few out there that DO take their position seriously (and they are out there) but as we all know Majority always wins...and too many working here just dont really care. They give power to the bad tennants, who end up disrespecing the good, hard working individuals...who defy the norms here of poor quality and service.
So to sum it up.....look elswhere. Check Craigslist and move into a shared living on Hodges. DONT FALL FOR THE 60% approval Rating....check reviews for Melrose Apartments which has a measley 23% approval.

Things are so poor here that it will take a year minimum or more to change things for the better. If the place was changing for the better the reviews would show it...they dont when you look at Melrose reviews. This place changed its name no more than 10 months ago....and notice how the reviews jumped from 23% to 60% approval overnight. That kind of positive change doesnt happen from oneday to the next. Its all a front, a fake, The District is Melrose period. Its all about profits with this company. Hire teenage workers so you dont have to pay them salaries.....just room credits, change the Name and the website....but forget remodeling the rooms or actually cracking down on tennants that break the rules and regulations. Everything here is done to maximize profits. To max profits you minimize quality...cause quality costs money. They target the teenage demographic, who are too naive to notice...or too lazy to care or do anything about this. If adults (or mature minded young adults) predominately resided here, the amount of trials won over The District/Melrose, would have drove this business to bankruptcy.
Stay away from this place....parents keep your kids from coming here, ESPECIALLY if they are going to live here to study. Take care everybody....and remember....

I would have to agree with only one thing that this person had to say, and that is that your voice will be heard. This person obviously doesnt live on property because the name did not change 10 months ago, it was a November 1st. I agree that things might not have been perfect in the past, but it does seem like the new management does have us as residents in mind. I have seen a large amount of events advertised for residents. I actually just attended a BBQ after exam week and it was a lot of fun. They also have provided me with the ability to pay online, and they have been really receptive when I place a service call. The Assistant General Manager even came by my apartment to verify that I was satisfied with the work that had been done. I UNDERSTAND that I am living in a college community. That means that I will be living around 18-25 year olds. SOME PEOPLE don't understand this. I have lived here for three years and have made some life long friends. THE DISTRICT is the best it has been in years, and it is continuing to get even better. I am actually renewing this weekend, and I am recieving a 32'' LCD TV for being a valued resident.
You can compare the remarks made about the District with the remarks made about Melrose all you want, but things change. Management, so far, has made a big change.

Ok the name changed 10 months ago....which FURTHER REINFORCES what i said....positive change cannot come within the measley month and a half that this place was placed under new management. Oh, and jut to letyou know...I come from a neighborhood that bustled with dealers, potheads, crime, etc....does that make my hometown a College Community too? That is your companies Problem...you just don't get it. You allow ANYONE to stay here...you dont enforce rules to KEEP the BAD out. You respond to everyones complaints with the ridiculous rhetoric that loud music, drugs, and drug dealing are all part of the "College Lifestyle". Why then do you list in your agreement rules and regulations against drugs, drug dealing, loud music....and in the same breath shrug off complaints over such things...as "Part of the College Lifestyle"
We know that your the management responding on this site anonymously. Your responses read like A "District on Kernan" brochure......your the 3rd post to mention the 32" LCD. Come on???
The District Cannot be at its best in years....cause like you said....it was named District November 1st...right? Right. So all those years must of been when it was still Melrose....right? Hmmm Right. And....if you check Melrose reviews here...

You will clearly see that 77% of residents, parents, and the like...humbly (to put it mildly) disagree. I'll take 77% to your 23% anyday. The Numbers don't lie....if you Move here...there is a 23% chance you will enjoy your stay here.
TRUST ME WHEN I SAY THAT IF THE PLACE WERE GETTING BETTER.....THE HONEST, TRUE RESIDENT REVIEWS, WOULD DEMONSTRATE IT.
WHEN I SEE IT GETTING BETTER...I WILL REPOST AN UPDATE WITH IN FAVOR OF THE DISTRICT....BUT ONLY UNTIL I SEE IT GETTING BETTER.
Take care everybody.... and remember...."College Community Atmosphere" is no excuse for Poor service, defiance of "The District on Kernan" Rules and Regulation, loud music, drugs, drug dealing, etc.

i read your review and i was previously in other student housing now i live at the district... honestly since ive moved here to jacksonville ive noticed a huge problem with drugs EVERYWHERE over all this CITY not the APARTMENT COMPLEX has a problem with drugs.
