I contacted the District because I needed a room for approx. 4 mths (I am a college student in another state and had an internship in Jax), I was told that it would be a 5 mth or semester lease, which was perfectly fine with me since I was having trouble finding a place. I was paired with a roommate who I was very compatible with and got along great (I am 35 and he was 32 and both of us are very quiet). That was the best part of this complex.

I was original quoted a price of $590 for a two bedroom. When the lease came to me it was for $690. I called and asked why it changed and they told me because it was a semester lease and not a full year lease. Again, I was supposed to be in the area to start my internship in a couple of weeks and was handcuffed because I could not find another place. Signed my lease and was ready to move-in.

The day I moved in was a Sunday and the lady at the counter (must have been a college student helping out) was helpful and got me checked in fast. Now you get a swipe card to get you into the apartment and it will get you in the gate later at night when down and a key for your bedroom. I go into the apartment and the first thing I notice is that it is filthy, stains on the wall, cigarette burns on the floor and couch, roaches and just downright dirty. Then I try to get into my room and cannot, so I try the other door and am able to get in but their looks as if someone moved into the room (it happened to be my roommates room). So I go back to the leasing office and let them know and after 5 different tries I finally get a key for my room. Go into my room and it too is filthy. When you check-in you get a paper where you put in all that is wrong with the place so that they can come and fix. While filling out paper my roommate comes in and tells me he did his also and they told him they will come clean, paint and fix anything that was wrong. They did come and clean a little (I ended up cleaning my room a little more and when moving bed found a used condom, yes a used condom), they replaced the couch and chairs. By the time I left they had not painted, but that was not the worst. My toliet would not stop running so I told them and immediately they sent someone which was great. A couple of weeks later the same thing happened and in the initial check in I told them that my tub and sink were clogged. So I put in a maintenance request again for all three things and did not hear back. I called an left a message and they called and told me they will have it done in a couple of hours. Three days later and it was working again. My roommates bathroom leaked and he would wakeup with water in the bathroom and again took them days to come and fix it. They informed both of us that instead of calling it would be faster if we put in a request online. Well you guessed it both my bathroom continued to run and his was flooded. We put in a request online and nothing. So I tried it again and nothing, so I finally called again and they said it would be done that day and it might be faster to put online request (I informed them to look that I already put in two). Finally gets fixed a couple of days later and no other problems with it for the time I was there.
Again as I said I am older and quiet so I like the peace. Well my neighbors loved to blast music 24/7 (don't mind weekends, but i had to work during the week). I asked them to lower it and they just laughed. You have to know also that they would sit on the little patio of their apartment and smoke pot at all hours also. I also could see drug deals going down from my window and watch a guy chase a car (do not know if drug deal gone bad or what it was) and try to kick in the window of the car. It also looked as if he was going to pull a gun until he saw that I was getting into my car(Again, it appeared to be a gun but not totally sure).
So that was my time at the District and things did not get better. I moved out, payed my last month rent(even though not there) and got a notice from the complex that my last month was due and that I can use my $150 security deposit towards the rent. Well I had already paid the rent and had my receipt so I put in a claim for the security deposit. Now I also have pictures from when I moved in and when I moved out to show the condition when I moved in and the condition when I moved out (it was spotless). To this day I still have not received the security deposit, put in three requests and my next two options are a certified letter and then taking them to court if unresolved. I would not recommend anyone to move in here. The sad part is I graduated from UNF a couple of years after the complex opened and had many friends that lived there and it was a great place, but in the time I had left (almost 10 years) it has gone down hill majorly. I could deal with the noise but not the utter disregard for safety and cleanliness/maintenance of the apartments.

I thought the District was geared to college students? Thirty five seems to be a bit old for this complex. I live there as well and I have never seen any drug deals - lots of parties but no drugs on my side. On the maintenance front - I used to have problems when it was Melrose but since the new management company came in and the staff replaced, all seems to be good. They actually come around and change the filters now!! And everytime I have called in a maintenance complaint lately, they come out right away. Why is it that the only responses people post are negative?? Doesn't seem fair to me and that is why I am posting this!
