Normally, I don't send out reviews but this is an exception. I am going to reveal some personal stuff here so you all can understand why you do want these apartments as your next home!!

If you are ever behind on bills and is late with rent with Villages of Baymeadows...(eviction status late, after the 10th of the month)...when you go to pay them the rent with the late charges, lawyer fees, filing fees, court fees and etc...they will not accept it unless you SIGN an agreement stating that YOU will NEVER be LATE again and if YOU ARE THEY WILL EVICTED YOU from the apartment... Now, understand this while reading, please....whether you have the money or not, you will be kicked out. And if your are late JUST one time (to eviction status) YOU HAVE TO SIGN THE CONTRACT and next time you are EVEN late they AUTOMATICALLY kick you O-U-T out.

Do you think I am lying call them an ask "what is the Stipulation of Agreement contract residents have to sign, if they are (eviction status) late with rent'"

Now, if you think this fair or something you can live with...including the several maintenance problems of this 40 years old building that they half-fix, all the time!! Then move in, and experience it for yourselves! The other bad reviews that are out there are true, we are seeing it first hand here..and we are NOT going to renew our lease, we might leave before it is terminated - the way we feel !!

(Just think about this your cable or phone bill if it is turn off due to non-payment, whenever you get money, you can turn the service back on. Now some case you may have to pay a deposit and a reconnection fee but overall you can turn it back on when you PAY the money! Apparently, here Villages of Baymeadows you can have the money, after you sign that agreement - you can have all the money and the fees and they are still going kick you out!! Talking about they WANT their resident to PAY on TIME, ask them to fix the heater on time, toilet, plumbing, etc...)

Trust me, move in you will see....

Just think about it!!!

stipulation agreements are signed only when rent is late and wont be paid till a certain date that u give the office. if u read the lease you signed it is stated in the lease the reprocutions about being late. All aprtment complexs have late dates and eviction dates. if u cant pay your rent on time then dont rent an apartment dumb ass

I think the wimpy 'Anonymous' in the comment dated 1/20/2008 is missing the point...this apartment promises the world to get you to sign and then they don't hold up their end of the bargain AT ALL. To make matters worse, the hold the tenants up to a zero tolerance policy. Yes, tenants should pay rent on time. Shouldn't the apartment management also do what they are supposed to do? Botom line is...this place needs to be investigated. Since the comment above favors this nasty complex, I can only think it has been written by management. No tenants would side with the complex.

I think what is sad is the lack of respect that we get as a resident. I know the office gets tired of excuses when we pay our rent late, but we are tired of excuses when they fix or problems (notice I made that plural) late or never. I wish the staff at vob lived here and felt the total neglect we feel as a renter. Renting is throwing away money and since we choose to do that, we would like to be pampered or at least taken care of. This place gets you here and reminds you about how much money they spent to fix it up. I wish the money they used to NOT fix it up went to hiring a more qualified staff to take care of us. I would much rather live without crown molding and have my many problems in my apartment fixed. We have been looking at several places to move. Coming here from out of state and living in this condition has taught us to be very carefull. I am so happy we only signed a 7 month lease. DONT MOVE HERE. This area has alot of crime, poor living condition and what you may hear about this area, I tell you go towards hodges if you must rent.

I think the first user review is written by some staff or the management of the villages of baymeadows. All tenants would pay their rent on time(some may be late by 2or3days).

I agree, first post is probably Ang**a or one of the other rude office staff members. The fact of the matter is, everyone runs into problems sometimes. Nobody rents an apartment INTENDING to be late on rent...and the comment about not renting if you're going to be late on paying just makes no sense at all...is it better to be late on a MORTGAGE?? Really asinine comment once again by the genius office staff at the Villages. And no, they do not hold up their end of the bargain; in fact, they'll do anything and everything they can to weasel their way out of it. They should expect the same level of care from the tenants. I have never been late on my rent, but certainly wouldn't feel bad about it if I was.

HOLY COW... I wish I would have found this site before I rented here a few months ago... it is a horrible place to live... I am moving out...

I don't live here. I don't work here. I don't even live in Florida. But come on...you didn't pay as agreed. You pretty much lost your bargaining powers right there. Perhaps you could have retained your pride, not signed the letter, and got evicted right then and there. If you bounce a check to a store don't expect them to be nice to you when you finally gather up the money and come in to pay it.

Somone keeps missing the point. What residents are trying to say is the office expects us residents to honor the good neighbor policy but they dont honor it. Is that a reason to pay late no. But what happens if you go to a hotel and the ac doesnt work for the night? let me guess, you want your money back right, probably or put in another room that works. VOB is only worried about business of rent collection NOT CUSTOMER SERVICE. There are only a few of the staff with half a brain. I am sure employees read this and write there foolish remarks, What they should do is try and fix the issues instead of pissing you off even more. But then again its called lack of Customer service.

You got my attention. Thanks. I'm not worried about late rent payments, but, the poor maintenance and customer service would create an unnecessary bad living experience. This is now off my 'favorite' list. I do thank all of you who give responses that help people who are swayed by this website. I will never meet you because I am not moving to VOB. It is not even an option any more. Maybe management will read this and get a clue.

I currently live in VOB. It's the WORST place I have ever lived in my life! Between the maintenance, customer service, crime, parking, and over all cleanliness of the grounds, the place is GARBAGE! The service representatives are uneducated/rude and it shows in their response on here in the first comment where they were stating directly from the lease, then when they got called out on it they attempted to cover up saying they don't even live in Florida at all. We weren't born yesterday! If you value your quality of life and your living conditions DO NOT rent here! EVER!
