RUN! Crap hole falling apart around us! After only 2 months in these apartments we are trying to break our lease and get out. I've read every single word on every single page of my lease and it says there is NO BREAKING the lease for any reason! Not even if they are at fault. First things started out small we didn't get the floor plan we were promised. Everything we flat out said we liked about the floor plan we looked at is NOT in the apartment we got. We moved from another state so when we called 4 different times to find out what unit we'd be in no one could tell us. When we asked to talk to the person who we signed the lease with they said he was busy. We finally move to the area to find out he doesn't even work here! He is from orlando helping out here. We move in and find out the floors/ceilings are so thin. I can hear EVERYTHING that goes on upstairs. I know the bathroom schedule the man upstairs is on cause I can hear him urinate! Then came the roaches, which we found one dead roach the day we moved in. Then there was the rat droppings in the cabnet in our kitchen. When we went to talk to someone in the office about it they said they'd have someone come look. Surprisingly someone came out the next day to cover the hole. Which I could have done myself! They covered it with duct tape (see picture)! Then 4 days later terminex came out and put sticky things in my cabnets so all my food I had in that cabnet is on my counter so they don't eat through more food items. Then there were leaks from the rain. Both of our patios flood. And the best thing yet someone tried to break into our apartment! The only reason they didn't get in is because my husband and I drove home and caught them. They took off and I turned around to the parking lot to see security standing there watching! He watched the whole thing and did nothing. Soon after talking to him we noticed his personal truck (they drive golf carts on the property) backed up to our apartment and he told us that he doesn't even work in this part of the complex he works in the back. So can you tell me why he was there'!'! I called the police and while talking to them they told us about all the recent car jackings, aggravated assault, and armed robbery just in this complex! It took maintenance 4 hours to come fix our lock! A very friendly neighbor called them every 15 minutes for the four hours until they got there at 1 am! And then 3 days later I opened my broken blinds to find the upstairs patio is about to fall down on to my patio (see pictures). At 2 am the next morning it fell. They came and cleaned it up after I yelled at the apartment manager but won't fix it. I only recommend these apartments if any of these things sounds like some kind of paradise.
An update to above...They NEVER fixed the leaks and more started happening. The windows in my 2 kids rooms started leaking and so did the one in the master bedroom. No one ever even came out to look at those leaks. Any time I would have the dishwasher running and I ran the garbage disposal it would drain into the dishwasher!! GROSS. When the people above us would run their garbage disposal it would drain down into our sink and let me tell you EVERYTIME it smelled like raw sewage in my apartment! One out of the four times we complained about it someone came out. He "looked" at the sink and said it's supposed to do that. WHAT'!' The apartment manager, Lisa, just got "let go". Obviously she got one too many complaints about the way she ran the apartments. Lisa told me that after all of this she would let me out of my lease with 60 days notice and 3 months rent. I laughed at her and told her she was crazy. After yelling at her for 15 mins about how no one should have to live like that she finally said okay well we will let you out with 30 days notice and 2 months rent. HA! I went and got a lawyer. There is a florida law stating that the landlord has to fix your issues within 7 days or they break your lease. That is what got me out of my lease, I know of at least 3 other people who could use this to get out of their leases. They are all currently looking for another residence. I have my move out walk through tomorrow! GOOD BY HELL!!!!

Man, it's too bad you didn't read this forum before you got here.
It's too bad ANYONE doesn't read this forum before they move here. This is the worst place I've ever seen! CHECK IT OUT FOR YOURSELVES! Drive around and talk to the tenants!

WOW. I hate this place and even this is extreme to me! I'm not surprised though. PLEASE talk to a lawyer about breaking your lease, especially if you signed a lease for a different floorplan! If you put up the fight, VoB will back down, but not until they drag it out to no end... you have to be patient and stubborn, but it's worth it! Get out ASAP!

As a ex resident who did achieve being able to break my lease from the apartment from hell, I want to offer you a bit of free advice on being able to do the same.
1. Start complaining/calling/writing to the AIMCO ROC office in Orlando, the person that you need to speak with is the RPM or (Regional property manager) his name is Shah Alam,this guy is basically in charge of the general manager of the property and all property operations, he can be reached at (407) 658-2220 or his email shah.alam@aimco.com, please be advised however he will not be forthcoming with much help as his main responsibility is to protect the property, send him all your pictures,complaint ect...
2. Contact the main Aimco headquaters in Denver at residentrelations@aimco.com, you can look the number up online with the same complaint.
3. Put your rent in an escrow account, give the property the same letter of complaint with all pictures to support your complaint plus document the times you have spoken with the staff concerning your maint issues and if they have responded timely with your request for repairs and compensation.
4. If they have not responded to your request within 72 hours, you can file a complaint with the State of Florida Department of Hotel regulation at this web address http://www.myflorida.com/dbpr/consumers.html, trust me once the city/state gets involved they will take you seriously, and if they have not addressed your issue the state will fine them some $$$$
4. If all else fails a new law has been passed in Florida that allows you to break your lease by giving no notice and paying 2 months rent, do not let the office staff tell you that you cannot, they will be lying, this law just passed 2 months ago. Basically you turn in your keys and drop a check and say I am outta here!
