Villages of Baymeadows formerly Baymeadows Apartment

My wife and I lived in Casa Luna for 2 years...we should have moved out after the first. The place looks nice and they did a good job of giving it a face lift, but the problem with a face lift is that everything underneith is still old! Lets start in the kitchen. The upstairs sink backs up into our sink. The upstairs laundry backs up our washing machine drain and all over the kitchen floor. Dishwasher is useless. You have to re-wash by hand after the dishwasher is done. Living room/dining room, water leak from upstairs rear entry. Master bedroom/bath, shower is nasty. Anytime we tried to clean it, it looked worse. They just painted to old tile/grout and when you scrubbed it, you scrubbed off the paint exposing all the nastiness there before the paint. The shower leaked into the wall behind it causing mold to grow all along the baseboard in the bathroom and the living room that shared a wall. They cut a hole is the second bathroom to fix a leak upstairs and left the hole in the ceiling for a month until I bothered them enough to fix it. All the pipes are so old that they are falling apart and you can actually see it in the water. Also, at least 3 times while we lived there, the water had to be shut off to fix a pipe that had broke outside. We did not personally have any issues with vandalism or theft, but I heard about it. There are a lot of bad apples, though. Lots of bad kids walking around the grounds (who knows if they even live there), the pool is constanly filled with loud, annoying, unsuppervised kids and teens.
Oh, almost forgot, the walls and ceilings are very thin. We were lucky enough to have a very "active" neighbor upstairs and we could hear her and her "friends" every night, most nights twice.
It is too bad because it actually could be a very nice place if they put a little money into it. The rent was cheap. In a good location. Current managment is nice and easy to work with (3rd community manager in 2 years, Jeri is by far the best one), but their hands are kind of tied by Aimco. They will not give them the money to make the improvments.
Do not believe anything they tell you when you move in. Look at the place for what it is right now because they are not going to make any improvments. Go for a visit on a nice Saturday afternoon that you would like to be spending by the pool and take a look at what your future holds. If you can live with that, maybe this would not be too bad for you.

I am shocked. I have lived in Casa Luna since December 2007 and have not had these problems. I honestly think that it is the best of the "villages" here at VOB (I also lived in Casa Del Mar 6 years ago when it was being run by Equity). I live on the lake, not on the pool, so I never hear the kids. Also, I know most of the neighborhood kids (I'm a teacher, it's what I do) and when they "act a fool," I have no problem telling their parents that they were being a poor neighbor.
We had dishwasher issues as well until I learned that you have to maintain the thing and now that I clean it and use a rinse agent, I don't have problems. Also had several plumbing issues which were fixed. Twice they have had to cut and repair holes in the drywall to repair plumbing problems and both time repairs were done quickly. I have had 2 maintenance requests that were closed out that were not fixed. I notated that on the e-mail evaluation they send after a repair and the issues were quickly resolved (because the responses went to corporate). The buildings, although cosmetically enhanced, are like 50 years old and they have problems that are 50 years in the making. If you don't have time to be bothered, there are plenty of (crappier) new constructions in the area and you can move there.
There are frequent staff changes and customer service issues that need to be resolved before they drive the place into the ground. Furthermore, the communication among staff and between staff and residents is poor at best. There are more activities than other neighborhoods in the area, but significantly less than when I moved in. These specific reasons are my reasons for choosing to not renew again.
Personally, I love my apartment to DEATH!! If I could buy the building from AIMCO, I would. The location is ideal, the apartment itself is peaceful, functional, and quite adorable. The maintenance issues are to be expected in a property this old.

I agree that maintenance issues are to be expected in a fifty-year-old apartment, but when you charge absolutely through the nose for people to live there you have a problem. I paid $1250 per month for an apartment that was filled with nothing but plumbing and electrical problems and millions of cockroaches. I would suggest to ANYONE looking to go to one of the (crappier) new construction apartments around. BayGhettos is a literal rathole, and a very expensive one at that.

I had similar problems with my apartment. It baffles me that anyone would give VoB a good rating. Everyone I have ever talked to about the complex agrees, VoB will take your money and leave you in a craphole.

When I was there, I had my share of maintenance issues.Nothing major and never had a problem with them coming to fix the problems, they just don't seem capable of fixing some problems..And for the age of these apartments I guess these things are normal..But for you to praise that GAWD AWFUL office staff is mind blowing!!!...From the leasing office to resident relations is like night and day!!!...They have always been less than helpful and rude as hell while doing so...I don't have as many bad things to say about the property as some..Although I agree with just about everyone..But it shocked me that ANYONE would have ANYTHING nice to say about those nasty azz b***hes in that office or that creepy GM...
