If you are apartment shopping, stay away from the Waterford in Mandarin. The staff is unprofessional and the whole complex is messed up. I have lived here for just over a year and I am in the process of searching for another area to move to. There are two tennis courts in the Waterford and I have had to call the police two different times on opposing gangs who were physically fighting in the tennis courts. The Waterford doesn't care about anything. They have given over the tennis courts to kids, allowing them to rollerblade, ride bicycles, play basketball on the tennis courts and skateboard. The security gates never work but even if they did I don't think that would make a difference because a lot of the tenants disrespect others' things. The next time you read the newspaper check the crime report and don't be surprised if you see 11247 San Jose Blvd listed. Recently a few jeeps were broken into and tires were slashed. Gunmen rob tenants as they walk from their cars to their apartment (happened to people in my building twice in October of 2007). The water pipes break between 3-4 times a week and we are all without water for at least 3-5 hours. The Waterford makes you pay 33-dollars a month for water that hardly ever works. This place is turning into HUD housing. I have been here long enough to see the increase in thugs moving here. They will rent to anyone!!! I have asked them numerous times to fix my refrigerator since I have lived here and they haven't done anything about it yet. This is the worst place I have ever lived. Don't move into the Waterford if you care about your safety and well-being.
