My wife and I moved into O-101 on Dec 15th 2006 well we hired movers and were all ready to get to it but when we got there, after 2 weeks of them renovating the apartment, we had no carpet. We told the office immidiately and they didn't have the carpet in for 36 hours. Needless to say, we wasted the money on movers. THE DAY WE MOVED IN will forever be accursed in history. We had NO HOT WATER in the bathroom and even if we did the tub didn't drain...ever...we were there 3 months total before having to file a 7 day notice to cure and tell the landlord to see us in court.
After the carpet issue and telling them DAILY that we STILL had no hot water for showers we came home on 3 occassions to water all over the kitchen counters, source unknown.This was the first 2 weeks. It took over a month for them to figure out where the water was coming from; the dishwasher upstairs was improperly installed allowing water to pour down the walls, through the cabinets and all over the floor and behind the counters/cabinets. Lucky for us the nieghbors rarely used the dishwasher. When this was finally identified and fixed by the ONE competent maintenence guy. The water was sucked up but the mold resulting form the flooding was left. This was the first month. The wall between the kitchen and bathroom we began to notice was progressively bowing out fairly rapidly. The tile baseboard began to fall apart all over the floor eposing the mold that had never been delt with after repeated requests. After requesting to be moved to a liveable apt.(under FL law no hot water in the shower constitutes a slum), we asked to speak with the overseeing manager David about our problems. He refused to speak to us,a month later when we asked for copies of our 16 work orders (16 not incuding stuff that wasn't written up and stuff that was just ignored), David told us that we'd have to subpoena the work orders. There's resident services for you. Needless to say we are now talking to a lawyer about the issues surrounding being left in a mold ridden apartment that never should have been leased in the first place. the $200 move in special is the only reason anyone lives here. If you move here anyway,DO NOT MOVE INTO ANY APARTMENT ON THE FIRST FLOOR!!! YOU WILL HAVE PLUMBING PROBLEMS!

I, also, have had numerous problems with plumbing, air conditioner, flooding, etc... THis complex has had 6 managers that I know of in the last couple of years. Cooperation is non-existent. They (office staff) will lie to you just to get you off of their backs about all of the problems.
Cars have been stolen and broken into. The "Security Gates" more often do not work than work.
As far as I'm concerned the property is as close to slum as you can get.

I lived on the 1st floor in the Q building. Same pluming problems, however it was my sink that was backing up all over the counters, everyone elses discusting garbages disposal waste was ending up all over my kitchen. When we moved in there was also no hot water in the bathroom. We finally moved out earlier this year. Glad we did, our last two weeks was fun filled with visits from a rat. Also to get things fixed to current residents, call the city at 630-city and tell them the issue, an officer will come out and inspect all your problems, send notice to the office. When I did this, the staff came and fixed everything the day that the office got the letter from the city. PLEASE CALL AND COMPLAIN! I hated that place!
