07/16/05 In May my Wife and our 2 y/o and 3 y/o daughters moved here. Today, we've decided enough is enough. We are going to have to give 60 days notice, and pay for the 'free month' that we got when we moved in, in order to keep our rental history clear.
The following is a list of the events that taken place directly to us during our short stay here:
Our S-10 drivers side window was smashed in and the dash ripped out for the theft of a stereo. As a result the following converation took place: ------------------------------------ 12:55 PM 05/31/2005 Called to report s-10 break in; spoke to Bill who took a message to give to Janice.
5:12 PM 5/31/2005
Spoke with Janice who will talk to Karen to see if there is anything they can do about getting Wakenhut patrol for security. She said she would page maintenance about the lock on the window that needs repair
5:25 PM 5/31/2005 Maintenance brought over some clasps for the window
5:33 PM 5/31/2005 Called back and spoke to bill and thanked him for fast response to get lock clamps from maintenance. He asked Janice about having a security patrol stationed on property His response was that they ask the police to cruise thru from time to time. I clarified my request that I was asking for a security patrol like Wakenhut to be here from as courtesy patrol from 6pm to 6am on property to go around, make reports and pick up on criminal activity. Bill told me that Gray Star Management does not allow courtesy patrol from 6pm to 6am on property. I asked him how someone like me could speak to them and if their number was in the phone book, he said he would check. Suddenly Karen picked up the line and stated she and the representatives could answer any questions I may have and they were fully in charge; she promised to have Janice the general manager return my call when in later; this did not happen. ------------------------------------ During each day or night that it rains, the drainage does not work in the parking lot trapping every car inside the complex and blocking any trying to enter. During the most recent flood many people tried driving thru, and some cars were damaged beyond repair. (Photos: http://www.slamhound.com/It_never_floods_here_I_promise/ ) Comcast stated they're afraid to install any High Speed Data here, (only video over the existing infrastructure), and the Bellsouth Field Tech, (who visited us to diagnose why our signal to noise ratio was so poor that we were unable to connect), told us we should just go with a coaxial solution,(20 GOTO 10). Last night, a large truck or car raced past our window(s) thru the grass, doing donuts and leaving tracks all thru the property.
Events that pertain to other include MULTIPLE Process Master Vans being called on a daily basis to de-flood our neighbors apartments, for reasons including the above drainage problem as well as stated problems with AC and roof collapse.
I would like to include we have received superior service from all of our Maintenance representatives here. They are flawless and we are truly grateful and thank them for their hard work. Examples include: The AC repairman came to install a new compressor, and was done in 15 minutes. Unfortunately for him the brand new sealed in the box compressor he had brought with him from the storehouse was broken and he had to disassemble and repair it for over 3 hours in 90F sunlight. When we reported the windows in our childrens bedroom had no locks, two reps appears promptly to offer us screw on latch locks as a workaround. When we reported a leak the response was swift however we learned everyone in the entire building was on the same water line.
We are leaving.

Well, there is a security clause in most lease contracts that states the property is not responsible for providing security. As far as the drainage problem, there was news coverage of the same problem occurring throughout Jacksonville, including Orange Park, Westside, and most of Mandarin. When you have 10 inches of rain in less than 4 hours, there is bound to be flooding. You might want to contact the city itself since they are responsible for all drainage apparatus throughout the city.

i agree i have ;ive here for 1 year i cant wait for my lease to end, the dranige is a huge problem, for the comment above me it dosnt flood only when its harvy rain it flooods constantly, the criome here is geg worse, every apt around me has been broken into, one night when i was sleeping someone opened my window (i forgot to lock it, i know very stupid) it woke me up and i screamed then the person ran off, there is so much drug activity, people get arrested althe time, not a nice place maitenace sucks when u call it takes about 2 weeks before they even come look at the problem, the pools are dirty, te laundry rooms are disgusting i dont even use them any more, these apts are not worth the trouble and the headache, take my word if u move here u will want to leave
