Good apartments

First, let me say that I have never had any problems with the office management, they have always been polite and professional. Office hours are clearly posted(maybe some of the other renters on here don't know how to read'), and I have never walked to the office to find it closed(they do have the 'back in xx minutes' sign on the door, but I have never seen it used). I have worked both first and second shift hours while living here, and never had a problem with the staff at the office or the maintenance staff.

As far as rent being counted late when paid early or paid online, I have never had that problem either. I have paid online, and have never been told my rent was late when it wasn't. They do, however take rent seriously, almost to a fault. The complex is owned by United Dominion, and the one time I was late, they charged me 200 dollars, posted a very evil sounding letter telling me to pay immediately or else... Well, it is the law, and I was late on my rent. My fault- I pay on time, no problem. they also charge stiff non-refundable 'deposits' for pets and Satellite, but they tell you that before you rent. If you don't like it, buy a house.

The apartments themselves' They are very nice. If you expect to live somewhere where you will never hear anything but you, don't live in a city. If you expect to live in an apartment without hearing anything but yourself, you are just stupid. Never lived in an apartment where there has been less noise between apartments. If you are a racist, don't live here. Very diverse community, and a lot of --------- ****EDIT-- the site blocked this last word out, but i wrote 'h-i-s-p-a-n-i-c-s' , not sure how that is offensive /END EDIT**** (including a lot of beautiful Latina women walking around :)

As far as the smell between venting in the bathrooms, maybe I am lucky, maybe it's just my diminished sense of smell(I am a smoker, but don't smoke in my apartment), but I have never had a problem with this. There is mold, if you don't clean with a little bleach once a month, BUT, this is Florida. There are some palmetto bugs and other creepies once in a while(despite regular and on demand pest control), BUT, this is Florida. There are ants, if you leave your Kool-aid or Ice cream out for a week, BUT, this is Florida(ants will find this stuff anywhere on the planet, BTW).

Now, on to the community at large. I have the unfortunate situation of being directly adjacent to both of the adjoining apartment complexes. You may see ratings for one of the adjoining complexes, Kissimmee Pines Villas on this site, and although they are highly rated, I can say that they seem to bee a short term rental place that has a lot of young students(pilot training'), and the residents seem to change frequently. However, some of the current residents seem to have a lot of 'friends' come by at late times, squealing their tires in the small alley adjacent to Heron Lakes. Also, the condo they seem to visit is occupied by a bunch that like to hang out in the alley. To me it looks like they are drug dealers by thier and their 'friends' behavior. But, what do I know. They have never bothered me, anyway. The other complex, whose name I do not know, borders Heron Lakes on most of the north side, and pardon my french, IS the ghetto. If you hear any noise(you have to go outside to hear it from my apartment) it is from there. there are kids running wild at late hours, they throw rocks onto the tennis courts from their parking lot, and generally cause mischief. Aside from the rocks, it stays in their complex, but, this is where most of the noise, sirens, and cause for concern comes from. The main street, (vine/192) Does have some crime/prostitution/homeless this far east of Mouseland, but no more than you would see in any other suburban area in the middle of the night.

The rent, I would say, is fair. It is not cheap. It is not a rip off. There are no low income enticements. The facilities(pool, gym) are ok, but don't expect club med(try the ocean, we have lots of it here). The parking is good, you might have to walk an extra 20 feet, but you won't have to park 100 yards away on the street. The neighbors are mixed.. had someone back into my motorcyle and knock it over, no sorry, no notice, but next neighbor that saw it took the time to find my apartment(he didn't know me) to let me know it was there.
