Like with most places it takes forever to get maintance to fix something. The staff use to be very professional. Not so much anymore. Kind of Hick-ish.

The atmosphere is nice for someone with no tolerance for noise. But you have to keep in mind that the walls between you and your neighbor are not very thick, so if you get noisy neighbors its going to be miserable for you until they are gone.

As far as drugs go, I never seen or heard of any drug problem there. In fact during inspections, if any type of drug was seen out in the open or found by management it resulted to immediate removal of tenant.

There is one sex offender living in that community.

There is 2 laundry-mat facilities on site. Other than that not much else. They dont have a pool or fitness facility, which helps with keeping it a quiet place to live.

Theres sometimes trouble catching them in the office since new management has taken over. And often times when you call, you only get the answering machine, they might call you back at their convienance.

You might see a roach or water bug. But the biggest problem seems to be ants. Although usually they are pretty on the ball about getting pest control done.

Molding can be a problem. And the air conditioners are like hotel air conditioners the boxed window units... pretty crappy.

They dont do as much community involvement as Ive seen done at other places, but they do some occasionally. Like community yardsales ( because like with most places, you cannot just have a yardsale any time you want), and christmas judging contest. Maybe one or two other things.

For people with children- theres no playground. Or very much a kid can do, except walk the circle. You have to be careful and teach them water safty since there are 2 ponds on site.

Its off of simpson road so you have quick access to the bus. And just down the road from the sherifs station, TECO, and 1-92.

You get alot of background noise from the turnpike.

I dont consider this place dangerous but you get occasional spot light hellecopters flying above.

Overall it is usually pretty clean, atmosphere wise, but if you have a pick of apartments, pick one closest to the office, since its usually the first to be done & kept up with.

Parking can be a problem. There are designated spots for visitors, but if your parking lot gets full you may end up having to park in the next closest parking lot, which could mean havoc when carrying in grocerys or with small children.

There is outdoor lighting off the apartments, and some street lights, but it could use more.. and disfunctional bulbs being changed regularly.

Id give it a 6 out of 10.
