I moved into a 2/2 while construction was still in progress a few years ago. The kitchen is large with plenty of cabinet space. There's not much storage or space otherwise, but you can't complain too much about that when it's restricted income housing. I pay $812/month which includes a stacked washer/dryer in the kitchen, water/sewer, trash.
Management and maintenance staff has turned over several times. This is a Cornerstone property and they self manage. Maintenance includes a porter and a day matron but they can't keep up with all the kids. There are speed bumps but you still have to keep an eye out for a kid rounding a corner at full speed on foot or bicycle. They are EVERYWHERE. Notices from the property manager threatens eviction to any resident with kids caught damaging vehicles. They perform inspections an excessive five times a year.
Traffic comes through the complex to/from the neighboring commercial plaza. Oddly enough there's a Starbuck's in the outparcel.
The area is not perfect as far as crime is concerned. There was a carjacking at the 7 Eleven across the street and a woman was raped in front of the Florida Career College next to the complex and these are only a couple crimes that I'm aware of. Just be aware of yourself. No one can break into these apartments because they all start on the second floor and there's no windows on the entry side of the apartment. The first floor is retail or parking. If you get a covered parking spot that's the only parking spot you'll get. Guest parking is too far for walking at night.
There is a "laundry facility" but it only has two washers and two dryers. It also has a large sink for hand-wash only articles. If you leave your laundry unattended you'll find someone else's clothes being washed or dried with yours.
During the 2005 hurricane season management issued shutters for Wilma and tenants had to install them. If you weren't prepared for that with gloves like many of us you'll risk cutting yourself on the edges. My living room was flooded during the hurricane and it flooded again in times of excessive rain. Mold grew on the baseboards in the corner of the living room and a little on the dry wall. They never found the source of the leak. Another leak dripped from the the master bathroom ceiling. Mold grew there also and some of the ceiling started to separate. Maintenance did stop the leak. They didn't deal with the mold until they were being inspected by HUD and then they only painted over it. I don't know if mold runs rampant throughout the complex. The breezeways leak down the center.
Comcast cable is not available in the complex. Management rents out receiver boxes then tenants buy a service contract through a DishNetwork subcontractor.
I felt safe here but I know my surroundings and don't push my limits. I was happy here until management increased their inspections from twice to five times a year. The kids didn't play near my covered parking spot so I never personally had an issue. There is a fire station nearby. This is definitely city dwelling and it's fine as long as you keep that in mind.
The biggest complaints:
1. The location is horrible. It will take 15 minutes to get to 95 or the Turnpike. The traffic traveling in either direction on Oakland Park Blvd and 441 is awful because you'll hit each stop light.
2. Excessive inspections
I recently gave notice of my intent to vacate at the natural expiration of my lease term. Early termination will cost a month's rent and you'll be held accountable for the rent until they lease the apartment to a new tenant. I can confirm the excess inspections, I had an annual inspection in Jan and then a physical inspection in March....which to me doesn't make any since to me.
Their property is very nice for the money. For some reason they must believe in painting over mold instead of actually dealing with it. Other than those two things it's pretty decent property.
