The vacancy rate here is not even 50%. They have gone through 3 resident managers since I have lived there within the last year. They can not pay their bills like cleaning the pool, cutting the grass and so forth in a timely fashion. Les was a great manager but the management company let him go. If you want to get the vacancy rate up you need to give the manager time to turn the property around. Les bought treats for his clients and treated everyone with respect. The place now is just not that great. They have put locks on the refrigerator to keep tenants out of it. One of the tenants living there which majority of the people living there call her bull frog because she sits on her throne bossing people around. Always running into the office to complain. Talks behind your back too. She thinks she owns the place. Do not plan on getting any of your deposit back either and they will be late getting their dispo out after a person leaves. FL law is 30 days. Heron Pond is more like 3 months or longer................................
