First of all, the question that ask would you recommend this property to a friend' I am so pissed off that I do not have a working air conditioner(for the second time and being a three day weekend) I am only going off my feelings at this point in time. I will definitely provide an update when my lease is expired. PROS: I have not had any problems with roaches or other bugs and the grounds are very well kept. CONS: (1) MAINTENANCE SERVICE!!! Maintenance is not available on the weekends and there is no on-call or emergency services. I'm told if it is an emergency such as (flooding) then someone would be called but if it's after the offices are closed there is no one to call, so you are basically on your own, regardless if it is an emergency or not. This also remains the same during the week after regular business hours (5pm). I have called first thing on a Monday morning and other times during the week to report my maintenance issues and was told each time that the maintenance crew is not available as they are at another property. My thought is where is this other property located' Because if they are at the other property more than here, I would consider moving to the other property just to receive some timely service. I'm not sure what is a considerable time frame for maintenace issues to be resolved but if I already have to wait after the weekend is over I would assume I should receive prompt service that following business day. That is obviously my own opinion. (2) Noise issues. When I first moved in it was absolutely WONDERFUL!! I had no issues with noise, but there has since been several new people move in and there are times (not all the time-thank god)that the noise level has exceeded normal capacity from late at night until early in the morning during the week.
I guess there is no such place as a perfect apartment complex, if there is please let me know where. Overall, the property is fairly decent as long as you do not have apartment issues that require maintenance assistance.

wow why i am not in the least bit surprised I lived there when it was howell branch station..the whole place was very nasty. the paint in my bath tub was coming off ( i had never seen that anywhere before) their solution was to put a bath mat down lol. I was like ummm no i am bathing my 2 year old in a tub with floating paint chips. And yes it was our only bathroom. The AC quite one evening in July which is a maintenance emergancy they never came to fix it and acted like I had some nerve to be upset.. Well yeah having to pack and drag my child to my brothers for the night is rather inconveinent. For God sakes this is Florida you have to have AC. I gather you have not had any problems with neighbors which is lucky for you..I was surrounded by pyscho paths and I do not use that phrase lightly. I came home on afternoon and their were the cops trying to get my neighbor to come out well she came out sporting a huge butcher knife. The cops of course had to pull their guns lovely thing for my 2 year old to witness. Well between the maitenance and the neighbors my experience there was well i guess there really are no words to describe it. In answer to your question no there is no perfect place to live no perfect house no perfect apartment. My best advice is read the apartment reviews. Check the places out.. Meaning drive through these complexes at different times. That can sometimes give you an idea of what goes on. There are things you will always just have to suck up and deal with. But other things you do not have to put up with.
