* Have everything certified by sending any issues or concerns via certified mail.
* Make complaints to the Better Business Bureau. Local office for melbourne is in Altamonte Springs and their website is online.
* Make complaints to the health department
* Keep track of all notes posted on doors and any correspondence between management and tenant
* Bugs are always an issue here. One month pest control is a joke. If pests are not fixed after one month, I suggest moving out. You must give them at least thirty days notice, and the move-out date must end on a calendar month (i.e December 31, 2005). In order for the notice to be effective, you must also pay them $1,620 in two months rent thirty-days prior to moving out. Certify this letter also
* If management is nasty, call Melbourne Police Department Non-Emergency. It is good to have a neutral third-party present when talking to management. The police will see their evil side. Even if you still decide to go down there and brave it alone, be careful. Management is quick to call the police and blame you. Either way, as long as it is just words, you are pretty much safe. Their word against yours. Police will treat as a civil dispute matter and recommend taking it up with courts.
* If you will be absent for a period of time greater than or equal to one-half rental period (ie. 15 days), give them a notice stating that you will be absent for x amount of days and when you will return. This will ensure that you will not be accused of abandoning the apartment.
