I've been living here for a few months now and I've absolutely loved it! I looked at loads of apartment complexes and condos in the area that were within my budget and most of them were pretty sketchy. Then I found this condo for rent and was THRILLED! I love living in the Viera/Suntree area because it's so clean and maintained. You won't find junk sitting around or creepy drug dealer types hanging around (as far as I've seen). There's also at least 4-5 police officers living in the complex. I'm sure each condo is different, but I love the one I'm living in. I'm on the ground floor. I can hear the people above me walking at times, but we're on the same schedule, so it's no bother. If you're in the middle of the building, in one of the four inner segments, you can hear people walking up and down the stairs, but that's only if you're in the living room. I was mainly worried about being able to hear the neighbors and whatnot, but I've been pleasantly surprised at how little I actually hear.
As far as utilities that are included, it depends. I didn't find out until I moved in that cable and a monitored security system is included (the entire complex). I was also told by the water company that water is included, although I thought that I was responsible for it. So I'm really not sure about that, although I haven't heard anything from my landlord complaining about why he's still getting bills, so I'm assuming it is included!
Overall, great location, great place. People have complained about parking, but it really depends on what building you're in. A couple of them are on each side of the street, so the parking is shared between those buildings. That's where it gets crowded. My building doesn't have to share with another, so we have plenty of parking. I also have a garage, which I've never even used. Once it gets hotter outside, I probably will.
