Decent conditions, but not worth the money

Sunbreeze is located on Lake Washington boulevard, between Croton road and Wickham road. This entire section is apartment homes which range from low-rent housing to 55-and-over apartments, and everything in between. Sunbreeze Apartments are obviously tailored for family living -- they offer primarily 2 and 3-bedroom homes. Each building is rather ugly; with a beige stucco and brown wooden layout, but the interior of each apartment home is totally decent. Walls and doors are painted white, with quality beige carpeting all throughout. The kitchen and bedrooms are small sans the master bedroom, but the living rooms are spacious. 3-bedroom homes benefit from a "solarium," which is essentially an extended living room nook.
The office staff are friendly and approachable. The community pool is well-kempt and clean at all times, but the same cannot be said for the hot tub. Sunbreeze offers a fitness center for a small additional charge, which includes a 16-in-one weightbench, and multiple stationary bikes/treadmills/stairclimbers. The fitness center is open until 10 PM every night, but all they do is turn the lights out. If you're feeling sneaky, you could easily work out at 3 in the morning with no quarrels.
Those are about all the positive things I can say about Sunbreeze. To summarize some of the annoying-to-serious cons of the living situation here:
-- Poor sound and air insulation between rooms and homes; I've had an amazing amount of complaints from surrounding neighbors regarding my "noise," which realistically, isn't noise at ALL. First floor renters should especially beware, as you can easily hear your upstairs neighbors through your ceiling. Also, cool air escapes through various cracks and holes found commonly in windowsills and the front door.
-- Both the air conditioning units and electric water heaters are decades old. I've had FPL run a test on energy compliance and efficiency, and they suggested buying a new air conditioning unit. I've spoken to a handful of inhabitants from different complex buildings, and they all agree: shower water will NOT stay hot for more than three-to-five minutes. DUE TO THE FAULTS OF BOTH AIR CONDITIONING AND WATER HEATING, BE PREPARED TO PAY AN EXORBITANT AMOUNT OF MONEY FOR YOUR ELECTRICITY BILL!!! THE BILL FOR A 3-BEDROOM APARTMENT HAS BEEN UP TO $390 FOR ONE MONTH!!!
-- Many children between the ages of five and fourteen run around the entire complex between the hours of 8 AM and 5 PM on a daily basis. Some of these children are very loud and unruly; they will spend hours on end screaming at the top of their lungs in front of your apartment building, running loudly up and down the stairs, and will leave bikes and/or toys in the middle of the sidewalk and streets. I almost ran over a child's skateboard today, and his father yelled at me. It was in the middle of the street. IF YOU HAVE CHILDREN -- there are many kids for your children to play with, but most of them seem rather abusive and rude. I've seen bigger kids throwing smaller ones to the ground in the grass by the collars of their shirts... this wasn't "enjoyable" to me as a kid.
-- Poor lighting at night. There aren't many street lights in the complex, and half of them have been dead for as long as I've lived here. The crime rate in this area is so-so; I haven't had any problems yet, but it's still a risk to be taken.
-- Sugar ants are terribly hard to avoid, regardless of how cleanly you are in your kitchen.
-- Rent is awfully high, at $960 a month for a three bedroom, two bathroom apartment.
Overall, I would only recommend Sunbreeze to families that can afford the high rates found here, but haven't yet decided on a house. This complex is NOT suitable for young adults who are still in college, nor is it appropriate for older adults who want a peaceful retreat from city living.
