This company manages several apartment buildings in Miami Beach. While I cannot say how well they maintain the ones I did not live in, I can say this much about the building they manage at 1525 Pennsylvania Ave.

Lack of recycling service. There is no recycling service at 1525 Pennsylvania Ave.

Feral cats in/around the property. I like cats as much as anyone, but these poor creatures are unhealthy AND a health hazard by leaving their feces everywhere. Watch where you walk!

Trashy. There is always garbage around the dumpster from tenants too lazy to open the bin cover and the cats opening up the bags. Trash on the grounds as well make this place almost always ugly.

Service is spotty. Staff are generally friendly but getting something accomplished is another story.

Wastewater accumulation. When my telephone line was being installed soon after we moved in, I noticed a large amount of wastewater forming a puddle in the back of the property. I recommended that a plumber be dispatched immediately to handle what is clearly a broken / leaking pipe. None ever came.

Lack of elevation certificate. Because this is hurricane territory (4 blocks from ocean) this document is needed in order to get the best rate on renters insurance. When I requested one from Chrisken, they explained to me that they did not have one, nor did they intend to get one. I had to get one on my own, at some expense.

Poor security. Security into the complex is easily overridden by reaching over the gate and opening it from inside. For months, the gate opened from the outside without even needing a key.

Poor maintenance. Plants are allowed to overgrow before they are trimmed. Grass is allowed to overgrow and then mown with a weedeater. No irrigation system is in place, which is needed during the long winter dry season. There is no landscaping at all in the rear of the south building.

Noisy. Many barky dogs, bad insulation and being in MIA?s flight path make it a very noisy place.

Parking. Total nighmare, especially in the winter "season." With no off-street parking, I've spent as much as a half hour looking for a space.
