When I was first Shown an apartment in this complex, I was very pleased. It seem like they had very clean apartments, quiet area, nice pool, and of course the Hammocks trail in the back.



After one month however, I discovered problems. In the first month alone, one of our kitchen drawers was not able to slide on the track properly to open and close, and therefore kept falling out every time you opened it, our walk-in closet bar was also not secured to the wall. So, of course we put in a maintenance request. It took 2 months for them to fix it.



When I was cleaning the bathroom, I discovered that my perfect white sink, was just paint, it peeled off, showing rust and ugly yellow stains. The overflow drain on the sink does not work either; it ran all down into the cabinet under the sink.



The pool is filthy. Not to long ago, they drained it to repair some broken tiles along the edge of the pool. This would have been a perfect time to clean it. To take a quick look shows a perfect, clear pool, but look at the rim where the overflow goes to lead to the filter, its BLACK. Disgusting.



We were told when we moved in that there were exterminations done once a month, either provided by them, or I could pay to have someone else do it, but I had to provide proof I had done it. Now, keep in mind I am home all day, as I am unemployed at the moment. My neighbor, whose apartment mine is attached to, has a sign saying she does not want to have the exterminators come into her apartment, which is fine, however, she does no have any other company come in and do it either, as I would see them. Having said that, I have a roach problem, that I discovered in the first month. When I told the management about the problem, I was told if they were the big ones, they live outside, and come in through open doors (more on open doors later), so there is nothing they can do about it, if they were the small ones, then there is a problem. Well, I had both. In there defense, they did come and bomb the place, but that didn?t solve the problem. When it finally got so bad, I went and bombed the place myself, and when I came back in four hours later, there were 12 cockroaches, from big to small, all over my apartment.



Back to the open door comment. About 4 months into my lease I realized one night that I could see light all around my door. As it turns out, the door seals were not installed properly. How many people look at a closed door at night' No wonder roaches were able to get into my apartment. Well one way anyhow.



Another way, was under my sink. There were a series of holes in the paneling under the sink. Seven if I remember, all about 2-3 inches across. I had to complain twice to have these filled in. Once they were, my roach problem slowed down, instead of seeing three to four a day, I was down to 3-4 a week. An improvement, but still not good.



The people they have doing the exterminations, look like they are the best friend of a manager here, can?t prove it, but they don't have any company identification. The extermination job they do is pathetic also, just a quick spray, and gone. They don't even get it at the base boards, they spray it in the middle of the floor. How is this supposed to stop my roach problem' By the way, the lady on the other side of the hall, says her brother who lives her as well, has rats in his attic.



As for maintenance, I turned off my air conditioner thru the winter, some time in Dec, keep in mind I moved in May, as I felt it was a great way to save on FPL. While this AC was off, I could still here it running, questioning this, I had them come to fix it. It turns out my heater was running the whole time. Right thru the summer. My FPL bill went from $110 a month to $60. Not a word about refunding my money from the management.



In the beginning of Feb, when I turned my AC back on again, it was so loud that it shook my couch on the other side of the room. Turns out my AC was fried. They had to install a new one, dropped my FPL bill to $50 a month. Still no refund.



Our Walk-in closet bar has broke again, we put in a request at the same time as the AC to be replaced, and now it is almost the end of March, and still nothing.



I have seen how bad parking is here. However I do not have a car, so it does not affect me to much. But, there was a blue car parked outside my apartment, and it never moved for six months. They put a sticker on it saying it was to be towed in three days if it was not moved. it took them a month and a half to get rid of it. Sad.



As for security, what security' The gate is always open, and if it isn?t, they wave you through anyway. I was sitting at the front waiting for my wife to pick me up, around 6:15pm, and the last manager left. As soon as he was out of sight, the guard hopped into his little golf cart, and took off, out of the complex to the Publix across the street, leaving the visitor gate open of course.



I like to bike around the trail at night for exercise. When I came back into the complex trough the front gate, the guard gave me a hard time, saying I have to swipe my card to get in here if I?m a resident. Fine, OK, I can live with that. But 5 min. later, he was gone, and left the gate up. So why give me a hard time'



On March 16, at 11:30pm, I had a knock on my door. I was some kid who was being chased by two punks with beer bottles, who wanted to beat him up. So, being the good guy that I am, I said I will walk with him to the security guard, where he can call the police, or have the guard patrol look into it. Wouldn?t you know it, he wasn?t there. Now, I?m pissed off. What if these guys see me with this kid, and want to take me on as well. This guard is supposed to be there at all times to help in these matters. Lucky for us, there were two cops arresting (maybe) some guy at the front, so we went to them. But if they weren?t there'



The people that live down stairs are very noisy. They have there music blaring all the time, right when they get home, till 12- 1 am. The guards don't want to do anything about it, and neither does the management staff. We have put in 4 noise complaints thus far, to no avail.
