We've lived here for two years and are now moving to another city. There are some legitimate complaints from the other reviewers such as noise from upstairs, but after being a renter for 10 years in various places I realize that walking noise from the ceiling comes with every 1st floor apartment...get used to it. Sometimes there are parties on the weekend but in two years I can count them on my fingers...it depends on who your neighbors happen to be. The maintenance staff is prompt...We had a leak from the dryer vent and at first they just repainted the ceiling but when the stain returned they actually fixed the problem. Maintenance and bug control will not enter apartments if you are not there...unless you tell the office it's O.K. As for the porch...they are indeed very strict about what is allowed...many people put up screens to hide the fact they are using the porch as a storage area and although they all got notices to take them down - 6 months later they are still up.
VERY SPANISH!!! This is a spanish-speaking neighborhood so if you speak spanish then this is heaven!!! otherwise you may be discriminated against. There is a problem with tics outside...it's on a lake with 10 mile jogging trails and whenever a friend visits with a dog they go home with fleas and tics...but I have never noticed them in the apartment...unless a dog comes in with them. It's a bit more expensive but overall a nice place to live...I definitely recommend the one bedroom with a study...the extra room is very convenient.
One more thing...we have a cat and they tried to charge me $1100 pet fee and deposit...for a CAT!!!! They reduced it to an $800 non-refundable pet fee which is still absolutely ridiculous but I got the cat halfway through my lease so I was stuck with it :(
Oh..and TONS of visitor parking!! Gated, with a security guard that stops cars at entrance. I haven't heard of much crime. Security drives through occasionally
