Renewers beware

The rates for new occupants are very reasonable, but when it comes time to renew, they will automatically try to stick you with a $150-$200 increase, regardless of any other factors like availability, surrounding market, etc. I have been through several renewal negotiations with Camden over the years, and I have had to fight with them tooth-and-nail to bring my renewal rates to a reasonable level. They say that the renewal price is based on how many apartments of the same floor plan are available, but this is absolutely not true. Availablity has nothing to do with renewal pricing. This company has a firm policy in place that renewals must go up by a certain percentage, even though the rates for new occupants in the very same apartments are hundreds of dollars lower. It's a shame, because this policy results in a very high turnover rate. Families are not able to stay in homes they love because of these unfair business practices.
At the time of this writing, prices for new residents have fallen past levels of 2004, when I first moved in to the development. Our recent renewal offer, however, was an increase of over $200. They said the only way to get the low price would be to physically move out of my apartment and move right back in a week later, under a new lease, which struck me as absurd. The office staff was not much help, and only after repeated calls to the regional manager were they able to work out a reasonable offer to stay in the apartment. They shoud not make residents have to jump through hoops to stay in a place they like, but that's what you have with such a huge corporation as your landlord.
Also, finding a parking spot can be very frustrating, especially getting home after 6PM.
