Depending on several factors, this can be a great place to live.

Parking:
On the south side of the street the parking is awful. There are not enough spaces, so often people park illegally. Cars are often cited and booted.
The north side has much more parking available, so there are few issues with finding close parking. However, the company responsible for enforcing the registration of tenant vehicles is pretty strict and will boot cars on the north side even when there are plenty of spots available for others.

Noise:
Residents on the third floor generally do not hear noise from their lower neighbors. First and second floor residents complain about hearing their overhead neighbors. Noise between adjacent apartments in not generally a problem.

Grounds:
A lot of time and care is taken to keep the grounds beautiful. The south side of the complex is much more beautiful with the grass and waterway. The four pool areas are kept clean and the vegetation is beautiful on both sides of the street.

Safety:

Safety is generally not a huge issue because of the apartment's close proximity to the police station. I have heard of approximately three apartment break-ins and one motorcycle theft in the last year. I personally feel physically safe on the premises even though there are no actual security guards.

Construction:
The apartment layouts are modern and spacious. The bathtubs are great and the closet space is great. My refrigerator, washer, and dryer are pretty new. However, corners have been cut in the materials and upkeep in the apartments. Interior painting and caulking are careless and shoddy. The cabinets in kitchen and bathroom are very cheap and coming apart at times. The actual apartments are not in nearly the condition of the "model home" that is shown to prospective renters.

Maintenance:
The maintenance guys are very nice and usually overworked. They have a hard time getting to all the work orders/complaints because there are not enough maintenance guys to keep up with the gazillion apartments in the complex. The maintnance is almost always done correctly, but you may have to wait an agonizingly long time for them to get to you. The apartment management needs to hire more maintenance guys!!!

Office Staff:
I have always had great interactions with the office staff. I do wish there were more office staff available because there are too many residents and apartments for them to handle. The office staff have always been very courteous and geniuinely willing to help me. It might have something to do with the fact that I am courteous to them and am genuinely nice to them. I have never seen anyone treated discourteously in the leasing office.

Overall:
I rated this apartment four stars because it truly is "superior to most others" in Miami. Although it has not been my favorite or the best place I've lived, I have been able to live here very happily. I do not believe that the prices are fair for what you get, but it is a pleasant place to live. The biggest thing that has made my stay at Summit/Camden Aventura been great is that I have great neighbors in my building. To me that's really the most important thing. If you have cool neighbors and do not generally have problems with your individual apartment, you will be very happy here. =)
