HORRIBLE Experience

Don't let the relatively nice, contemporary outside exterior fool you, this place was a living hell for the entire year I rented here.

The problems:

1) I rented a 1 bed/1 bath and considering the price (over $950/month), it was a tiny apartment. There wasn't even enough room for a normal sized kitchen table.

2) The carpet is a nasty dark brown color that reeked of heavy cigar smoke when I initially moved on. Despite the manager's claims that A) The carpet had just been cleaned prior to my move-in and B) It was a smoke-free complex (which was a flat out LIE considering my neighbors would be out on their balcony smoking frequently).

3) ANTS! I'm talking about those little sugar ants. Sure a few sugar ants aren't a big deal... but we are talking about SWARMS of these ants, hundreds infesting multiple areas of the apartment. They were especially bad in the bathroom, the kitchen counter and they would periodically infest various pieces of furniture in the apartment (which led me to believe they were infested in the nasty brown carpet. In order to contain the problem I had to shell out my own $$$ for professional pest control.

4) My first few months in the apartment were during the fall of 2004 when Hurricane Frances and Jeanne threatned South Florida (neither of which ended up having much of an impact on South Miami). During Frances I discovered my bedroom window was poorly constructed, with water pouring in from the top of the window. The blinds fell off due to the seeping water, and the wall around the window was water-stained and damp, as was the carpet below the window. I initially reported the problem Monday Sept 6th (the property manager and owner actually came out and looked at that day)... the problem wasn't resolved until late October. This was after multiple angry phone calls (which usually resulted in the manager coming back to my apartment to inspect the window, apparently wishing the problem would just magically go away!) At one point I threatened to break my lease and move, and the manager actually had the NERVE to offer me a chance to move to another apartment complex they owned... which she even admitted wasn't as "nice" as this apartment! (I can't even imagine!).

5) The apartment had a tiny, narrow parking lot that created problems when you needed something delivered and a large truck was required. I found this out the first day I moved in, when the moving truck had to park on the busy street outside of the apartment.

6) The property manager, Shirley I found to be very unprofessional and uncooperative in her treatment of tenants. On one hand she would enforce every little rule, yet when it came to holding up her end of the lease (i.e. maintenance) she would drag her feet.

To sum it up, this place is a waste of money, For UM students (which I was at the time) it is NOT a short commute to campus (especially during the morning, when it can take 20 minutes just to get to the light to turn left onto US1!), and for everyone it is a tiny, ant-infested, poorly constructed apartment!
