I have lived in Emerald Palms for 3 years now. I must say I have never encountered such unprofessional action from a management staff as I have from Emerald Palms.

They are very rude (especially the manager who won't even make eye contact with me or my wife). At one point I had to get my lawyer involved over an issue I had with them.

They definitely only care about their money.

The apartments are definitely sub-par for the price. My walls are cracked. When I called maintenance the guy just shot some caulk on the wall, smoothed it out with his finger and left. I could have saved the time and effort and done that myself.

Since I have lived there my hot water heater has broken, the garbage disposal constantly gets stuck and God forbid you try to flush more than 5 squares of toilet paper. Do it and you'll be plunging for the next half hour or calling maintenance.

Speaking of maintenance, I have had several problems with them going through my apartment when no one is home. I have requested that there be either myself or wife present when they come. The don't care, they just come in anyway. They came in one day and my wife wasn't even dressed. Another occasion they came in to fix a toilet and fixed the wrong one and had obviously gone through our personal belongings.

The carpet is stained, the tiles in the kitchen are cracked and my washer and dryer don't fit in the allotted space. My bathtub has had a hole in it (other than the drain) and my screen door is impossible to open and close.

Security is abysmal. The old guy sits on his stool in the little shack and waves. That's about as secure as it gets around here. If you open the gate, make sure no one is behind you because 3 cars will come through after you. And if you wait until it starts to close and go so no one else will get through, be ready for repercussions. I did once and found someone took the liberty of letting all the air out of my tires the next day.

The old guy does occasionally ride around on his bicycle, but he's in his 70's. This is not his fault, but if there were a serious emergency it's not likely he'd be able to render much assistance.

The noise is ungodly. I don't know if it's a select few or a lot but the residents are about the most inconsiderate bunch you will ever run across. From car alarms going off all night to loud music, yelling and fighting after midnight outside my bedroom window to my downstairs neighbor setting a tree on fire that used to be outside my bedroom window, I really wish I could afford to move.

If you are offered an apartment by the pool run for your life. By 7 a.m. there will be 50 kids in the pool and screaming parents. The shrubbery areas in the center of each section have been turned into ashtrays and your kids must be careful when playing in the dog-crap infested grass. Don't throw away anything with your name on it because everyday I find people going through the dumpsters. I can't throw away old magazines because the residents take them out of the dumpster. I'm sorry, but I don't want them knowing who I am or reading my mail.

I recently tried moving into one of the new units that were just built. That was a joke. I wasn't allowed to even look at the apartment before I made a final decision. Luckily the builders had left the door unlocked so I was given permission to go look. When I did, I found a big hole in the tile where they cut it wrong and paint on the carpet.

The manager tried to tell me there was no hole in the tile and no paint on the carpet. Also when I went, I watched the biggest roach I've ever seen crawl right under the weather stripping on the bottom of the front door. If that bad boy got in I can only imagine what the poor souls who live there now have to do when it rains.

In addition the place has become a graveyard for Winn Dixie shopping carts. That alone put Emerald Palms right up there with most trailer parks I've seen.

In short, if you like sleeping, not having to pound on the walls and floors to get your neighbors to turn down their music and pushing your car to the gas station on 4 flat tires, spend the extra $100/year and move somewhere nicer.

You took the words right out of my mouth. Thank god for people like you who speak their minds and are honest with the problems that they have here. We have experienced everythinga you stated.
