I've lived at emerald palms for over two years and just renewed my lease again.
There's alot of polarized reviews about this place and I think it all depends on who you deal with and which side you live on.
There are two sides, the ------ ghetto side and our side (yellow buildings) and then there are the knowledgable, attentive staff and the "I don't know/give a ----" staff.
In the newer yellow buildings, everything is new, clean and maintained.
It's well lit, safe and almost all the neighbors get along...
Now on the ghetto side, it's another story...
I wouldn't live there even though it's ALOT cheaper.
Looks dirty and ratty.
Not well lit and heard they have a roach problem.
When ever anything has broken, it was repaired within the next day.
Rent is pricey, but location and amenities are worth it.
Awesome pool and gym and close to highway.
Now the staff, some are awesome like Catherine (office) and Mike (maint.) knowledgable, friendly and patient.
Catherine helped us with our last renewal and she was the only one with answers.
On the other hand you have people like Stephanie (office) who knows next to nothing about pricing/apts and will not call you back...
Like dealing with a wall.
I know you're busy but come on! you show apartments, not exacly flight control at M.I.A.
! And when you finally reach her she gets annoyed and tries to hurry you.
All in all I would definately recommend this place.
Just renewed my lease and upgraded to a 2/1 and I plan to renew again next year unless a better place pops along

I live on the "other side", the "ghetto" side. and FWIW our building has just been freshly painted, so all the buildings match now.
I've never seen a rodent, so I'm not sure where he's getting that idea from, not one roach either and I've lived here for over three years.
I use the same gym and pool he does.
FTR, I drive a brand new truck and this "ghetto dweller" is white with a good job.
I guess if all the buildings match and we all have the same amenities then he must just like breathing all the carbon off of the main highway that his home sits up against. Or hearing every emergency vehicle's siren at all hours of the night or paying 400 dollars a month more then I do and I have a 2/2. Lmao.
I've never had a problem with maintenance and I've had my hot water heater replaced the same day it leaked.
I have had a problem with my second bedroom not getting cool enough which they can not fix because, hellllooo, the a/c unit is too small for my square footage.
Don't bother to talk to anyone in the office besides Catherine, all the rest are dumbo ditz's that rarely earn their paychecks. A few of them are openly rude.
Everyone in the Maint. Department does a great job and they are quick to respond with the proper knowledge and tools to fix just about everything.
p.s. The 'ghetto side' has all the huge old growth trees, so ours is the "shady" side. And the practice of leaving the gate open on weekends and late in the afternoon to speed up resident's access, ceased last December.
And I not only do not know ANY of my neighbors but I have NEVER heard a peep out of them either. This building is completly quiet. You can't hear a thing, not voices, nor phones or televisions, not water running or flushing.
Silence and privacy, just the way I like it. I don't want to see, know or hear anything from anyone I live this up close to.
P.S. The washer are huge and both the washers and dryers have never once failed on me.

Look man, dont take it personal. it is my perspective of the complex, not its inhabitants. there is a reason i pay alot more than you ($1400). yes the buildings got painted...SO? lol they are still decades older, have old appliances, clunky design space, ugly patios and the leasing office workers themselves told me the older buildings have a roach problem. so no...they DON'T "match" now. I know all this because i considered the older buildings 3 years ago when i came to live here. BTW i eventually opted for the 2/2 on the "nice" side. additionally, lets use this site for what it is and lets not bring race into it. "Ghetto" does NOT equate black to me. it means shabby, old, dirty or poorly maintained. I do agree with you on the staff however. Catherine, Nancy and the property manager Connie have been helpful in the past.. the rest are useless. I posted this review to help future tenants be aware of this complex and help them make a decision... hope this helps
