Terrible place to live

This place is no longer called Fontainebleau Park. Management backed out and sold the buildings to individual owners who are TRYING (unsuccessfully) to create their own management team. It is now called Soleil.
Parking IS a nightmare. You have to buy your space for $3000. If you don't buy one you get to park in "guest parking". There are so many guests every night and no way to prove that any of them live here. I'm not sure if I am sacrificing my space to another resident or a partier on Friday nights. We paid for one space and when they issued parking stickers we only got one. So my husband gets to park in our reserved space and I have to fend for myself. If someone is in your space and you park in guest parking with a sticker they will TOW YOUR CAR.
The design of the parking lot is terrible. The main driving area goes in a ring between the building and there are dumpsters on all four INSIDE corners of the ring. This means that visibilty is reduced severely and my car was slammed into as I was backing out by a man who came around the corner. We couldn't see each other. Not to mention the fact that everyone drives over 20 miles an hour here and the speed isn't controlled.
Security is a joke. The gate system works on the way out but the gates to come in (which is the whole point of HAVING gates) are open 24 hours a day. The guards drive around in a golf court every 4 hours and give tickets to their own residents yet they fail to notice when children are in the pool unattended (or hanging out the clubhouse window which is two stories high). When you go to the guard to ask for help they are rude and they lie to you to get you to go away. All security sleeps on the night shift.
The design is nice, but all of the plants are dying because no one cares for them. Our water is turned off regularly for "maintenance" with little warning. People take their dogs out and they don't clean up after them. Nothing more needs to be said about that.
We have a raccoon that has been injuring children and pets, yet no one does anything to have the creature removed they just post warnings three times a month to try to avoid it. The concrete is painted over so when it rains I have to make sure my four year old does not slip and crack his skull open.
And finally...since the apartments are individually owned, there is no guarantee about what is inside. We rented because we needed something quick and it was available immediately. The oven is so old it does not have a clock on it. It burns everything because it is 75* too hot. Our sinks water system is backwards and the hot water is SO hot that you scald yourself every time you turn it on. If someone flushes the toilet two apartments over the water in YOUR shower gets so hot your skin gets blisters from the burn. The a/c unit uses an outrageous amount of energy considering it is set at 78* and the place is so so so so uncomfortably small. And our landlords refuse to fix anything. The first week we moved in our toilet broke because the remodelers had thrown screws and razors blades and nails in it and it had rusted together and clogged the drain. We had to replace it ourselves and take the cost out of our monthly rent just to make sure we got the money for it.
They are called condos. I call it prison. I do not recommend this place to anyone. And if you must rent here, make sure your landlords are decent people. Don't get stuck in the hell that I am in.

Up until today, I still had regrets about not purchasing a condo unit when the property was inaugurated. I still drive by and see how nice the community looks. However, thanks for shedding some light about how wrong things could go when a place is not properly managed. Thanks to your posting, I will no longer have any regrets and will continue in my search. Good luck to you.
