If you're looking for a good sized townhouse in a convenient Kendall location, 4 Quarters is a good option. The renovated units are very nice; the old ones are pretty bad, but not the worst I've ever seen. The old units have 1980's appliances and cupboards in the kitchen that have just been painted over each time a new tenant came in. Same for the vanities in the bathroom. Do not expect anything fancy if you do not go with a remodeled unit.
The work they've done on the grounds in the past two years is remarkable. The landscaping is beautiful and well kept. The parking lots do flood in heavy rains, but the management has made major improvements so that the water goes down pretty quickly.
The management and maintenance teams are pleasant, nothing spectacular; but are you looking for new best friends' They say hello in passing and get their jobs done.
Their is minimal noise; it's usually just from dogs in the complex. And there are MANY dogs. We have two of our own and there are plenty of places to walk them. I would not recommend this complex to anyone who doesn't like dogs and/or has issue with frequent barking.
Overall, it's a decent place to live. If we had to stay in Miami any longer (and thankfully we don't), we would probably renew our lease at 4 Quarters.
