Highrise Opulence at Below Market Prices

Having recently renewed my lease for the tenth year, I can attest to the benefits of residing at the Hamilton on the Bay from the perspective of a long-term tenant. Conveniently located (literally on Biscayne Bay) in the Edgewater community, the Hamilton is adjacent to Miami's burgeoning Design District and a ten-minute drive to downtown Miami, Miami Beach, or the airport. Location-wise, the Hamilton is ideal for anyone working in the downtown Miami area. Additionally, and thanks to the development of Miami's Design District and East Side cooridor, the Hamilton enjoys proximity to an ever growing number of moderate to upscale restaurants and nightclubs.
Building amenities include 24/7 security, a gated entrance, free covered self-parking, guest parking, optional valet service, a full-service gym, eighth-floor jogging track, tennis and raquetball courts, swimming pool (heated in the winter), Jacuzzi spa, poolside community barbeque grills, bicycle storage room, vending machines, basic cable (Broadband), monthly exterminating service, and dry cleaning/laundry service.
Apartment units include:
* 1 bedroom/1.5 bath;
* 1 bedroom convertible/2 baths;
* 2 bedroom/2 baths; and
* 3 bedroom/3 baths.
Orignially built as a condominium in 1986, but immediately converted to a rental property, units at the Hamilton are generally larger than what is available in comparable highrise buildings. Most units enjoy either a full or partial bay and/or city view; all have 8 floor-to-ceiling sliding glass doors which open onto large covered or semi-covered terraces. Closet space is excellent in all units. As there are only 11 units per floor, cooridors are generally quiet and the elevator landing is easily accessible to each apartment.
Apartment amenities include:
* Side-by-side Refrigerator with in-door Ice;
* Washer/Dryer;
* Dishwasher;
* Garbage Disposer;
* Full size Oven/Range with Microwave Oven;
* Whirlpool Tub;
* Alarm System;
* Air Conditioner; and
* Hot Water Heater.
Regular maintenance of the building is outstanding. Additionally, the building has recently undergone several major capital improvement projects, including exterior painting, resurfacing of the jogging track, refinishing of the pool, and retrofitting of the elevators. The Hamilton's staff are professional and courteous, many having enjoyed a long tenure at this property.
In the 9 plus years I have resided at the Hamilton, I have never had a problem or concern with security. The neighborhood is marginal, but definitely on the rebound. Although perhaps not yet safe to walk around the neighborhood at night, I do regularly venture out on foot to the nearby Walgreens or bicycle over to the Beach or through Morningside during the daytime. The Hamilton enjoys a large, fenced-in and lushly-landscaped footprint, providing a safe and secure environ to enjoy the great outdoors at any time of the day or night. Non-residents must be cleared through security and "announced" prior to accessing the property. Although each unit is equipped with an alarm system, I have never felt the need to use mine throughout my tenancy. I travel frequently and am never concerned about my apartment while out-of-town. While the length of my tenancy is above the norm, it is not uncommon to find many long-term residents at the Hamilton due to its near-perfect living conditions. The Hamilton has tenants of all ages and walks of life and I have forged many lasting friendships with my neighbors - an uncommon phenomenom in most rental highrises!
It can be expensive to move into the Hamilton with management requiring in advance, first and last month's rent as well as a month's rent for security deposit. Additionally, completion of a credit check is required. Although, such requirements serve to protect the property owner, I feel they have added to the overall quality of the building by encouraging a generally professional clientele. Rules are fair and enforced, thereby enhancing the overall quality of lifestyle of those who share common walls in this 280 (plus or minus) unit building.

My wife and I are looking to move into this complex. We have visited the office, but unfortunatly we were not able to view any of the residences because they are all filled. Do you have any pictures of the interior? Know of when any might be free ( yes we are on a list with the office manager ) And have you had any problems with pets?
