A beautiful place, wasting away under new management.

Although the Hamilton COULD be considered pricey by some, you owe it to yourself to go see this place in person. I was won over the moment I visited for the first time. My guests can't believe this place the first time they visit.

For your money you get a great place to live that's in a building which is well cared for. Despite its age, the Hamilton still seems right at home next to Miami's Design District. It boasts a unique style and stands out quite nicely along beautiful Biscayne Bay.

You receive an annual maintenance with your renewal, which includes all of the following: Cleaning out the dryer, any adjustments you might want, bulb replacements, paint touch-ups, carpet steam cleaned & almost anything else you need done. The really do keep this place in top shape.

As for everything else: You get a gym, spacious floorplans, running track, tennis courts, racquetball courts, garaged parking, 24/7 security, pest control, friendly staff & free valet service.

**Update: (06/2008)
Although the Hamilton is still physically a marvelous place, the new property management company that has taken control back in early 2007 is operating this building like they operate their low-income, crime-ridden building in downtown Miami. Since they are used to managing buildings that have less than desirable tenants, the Hamilton is now covered with security cameras in evey corner, making one feel for this first time ever, as if you can't trust anyone. Of course this means less security personnel, the gym trainers have been eliminated and security handles the daily gym duties.

The rental rates have been increased sharply across the board for all tenants (to maximize their cut) and while they keep telling us we're getting all these new amenities, the level of service has declined right along with the quality of tenants. Issues that used to receive prompt attention by the previous management now take what feels like forever to have resolved. In one case, a maintenance ticket was resolved after 1 month. It was a simple 30 min fix. It's no surprise that long-time tenants are now considering other options or just not renewing their leases after numerous years. The average tenant was a 5 year customer but now even tenants that have not completed their 1st year are looking to leave.

I personally saw myself staying here for many more years, possibly upgrading to a larger unit but I can no longer honestly recommend the Hamilton on The Bay as long as PMI is managing this property and I will be looking into other options in the near future.
