Some good things - some bad

First off, there are lots of empty condos nearby for rent at lower rental rates, with better finishes than One Broadway. So, this building is definitely not the best bang for the buck. But if you want a pure rental tower in the Brickell area without straying too far from the main strip, I prefer One Broadway over other pure rentals.

PROS
- Easy in and easy out. Many other brickell towers have a line to exit and enter their garages. One Broadway usually doesn't.
- Great location! It's so much easier to catch I-95 off S. Miami Ave/25th Rd than off the 7th St ramp. Walk to many many bars & restaurants. Mary Brickell Village is 6 blocks away. On the same block, without crossing the street, you can go to Segafredos, Novecento, an Irish Bar, Pieduck brick oven pizza, and Pasha's middle eastern food. You can walk to Publix and Walgreens as well. I actually much prefer South Miami Ave than the east side of brickell.
- Decent exterior soundproofing. With balcony doors shut, street noise rarely makes it into the unit.
- Newer construction (2006 I think). Newer than competing rental towers at Camden Brickell or Yacht Club at Brickell.
- A/C Racquetball court. Not many bldgs here have one.
- Parking is fine, although the inclines are slightly steep if you have a big truck. I'm not sure why other posters said parking is bad or "almost full". The bldg has assigned structured parking, so unless you have buddies visiting and trying to cop a "free space", parking is a non issue. Valet costs are reasonable for the Brickell area. Sure, people do speed thru the garage, but that's par for Miami.


CONS
- Unit finishes are definitely not luxurious. Basic carpet, laminated cabinetry, large ceramic tiles in wet areas, tub only (no separate standup shower), beige appliances with noisy fridges. There are granite counters and nice high 10' ceilings, which I guess qualifies as "upscale" but not luxurious.
- View of an unfinished construction pit on the west side, and office bldg under construction on the east side. Limited water views.
- Exterior windows have not been washed since completion.
- Inadequate interior soundproofing. For an "upscale" bldg, I hear way too much of what's going on in my neighbors apt.
- Tenant mix skews younger, louder, heavily latin. Surprising number of students.

STAFF:
- Interactions with the front desk, valet and maintenance have always been pleasant and professional. I'm not sure why other posters complained that they don't speak English. Except for janitorial staff, all the personnel speak English, albeit sometimes with accents.
-Mgt staff is a mixed bag. It takes a while for them to get back to you on simple (non maintenance) requests. But they seem competent at what matters, and I haven't had any issues with fees or broken promises or renewals. If you pay your rent on time, and don't lock yourself out of your unit, there should be no surprise charges.

DO NOT "WASTE MONEY" ON THESE HARD TIMES..ONLY JUST 2 BLOCKS FROM HERE YOU WILL FIND ANEW CONDO ALL RENTALS FOR $400 TO $700 LESS AND IT IS NEW AND BIGGER...ONLY ONE BLOCK FROM THE SAME PUBLIK AND WALGREENS OF ONE BROADWAY!!!
