Living at Palmetto Place started off nice, then things quickly went downhill. Aesthetically, the place looks decent - exteriors are painted and landscaping is maintained on a regular basis. Things are not so nice when you walk inside the dungeon. The carpet was not changed prior to my fiance and I moving in - there are still a couple of quite visible stains which no carpet cleaner has been able to remove. The walls could use a fresh coat of paint. Kitchen appliances are worse than second-rate. The dishwasher soils the dishes - you pull dishes out and there is a crusted science experiment right there on the plate. Disgusting. One of the wheels of the bottom tray in the dishwasher has been missing and not been replaced despite a request being placed with the joke of a leasing office. The kitchen sink may as well double as a shower since I end up spraying myself just about every time I do dishes. The oven sucks. We have to guess when it is pre-heated. And after cooking, there is a faint burnt smell. No, it is not the food. It is the cheap coils. Whoever did the paint job in the kitchen (and in the rest of the dungeon, for that matter) must have been inebriated - there are paint splatters just about everywhere. Some places in the bathrooms and kitchens look like a museum of modern art. Washer and dryer' They suck too. They are dirty on the outside despite being cleaned many times. Clothes have to be put through at least two cycles to be adequately dried. The shelves have some non-descript grime on it. Formula 409 and Clorox Wipes have not worked. Maybe I should use turpentine. We almost needed to call the hazmat team to clean the pantry. Yuck. And the fridge is more like one big, poor-quality piece of junk. On several occasions, beverages and foodstuffs have frozen ... in the fridge. The bottom of the kitchen cabinets are permanently stained. Bathrooms are another story. Permanent stains can be seen in both bathrooms - on the counter tops and in the tub - this even after taking Soft Scrub, Formula 409, and several other cleaning agents to the stains. Drainage in the sinks is terrible. Let me go back to the kitchen sink for a moment - drainage there sucks too. I could do belly flops while washing dishes. Want to laugh' The blinds in each of the bed rooms have come tumbling down while opening them. Seriously, the whole apparatus just came tumbling down. The a/c is terrible. It does not cool the rooms effectively. Maintenance assures me that there is nothing wrong with it but that is a load of crap. It broke on us twice. And it does not cool all that well. Supposedly it is a new a/c unit and it is in working order. Nonsense! These walls are so thin that we can hear just about everything that goes on next door and in the unit under us. I can hear the people next door taking a shower and flushing the toilet. And I can also here the cretins blasting the music at odd hours of the day. Cursed heathens! How can one concentrate' If you use the hot water for more than 10 minutes or so, it slowly cools down until eventually it is cold water. The nasty things next door to us have a dirty habit of leaving trash outside the front door for days on end. What is so hard about walking downstairs to the perpetually overflowing dumpsters to toss the trash'! Drainage outside is horrible. Whenever it rains, the area in front of the building in which we live gets flooded. I'm not talking about a few puddles. No. I am referring to standing water sometimes reaching about 2 - 3 inches deep. And it takes days for the water to completely drain. Here's something else - management does not provide hurricane shutters. That is a really "good" idea in Miami. Parking sucks. Spaces in front of the buildings are wide enough. But the actual number of spaces is small. So if you're not parked by, say, 18:00, get the longboard ready because you will have to park on the other side of the complex. The spaces back there are very tight. If you have a sun roof, you may need to use it to exit your vehicle if you have the bad luck of parking in the rear lot. Security, rather, lack thereof, is terrible. It is an unarmed guy driving around in a golf cart. Oh, scary man. The tennis court needs to be completely redone - fence and playing surface. The gates are in a permanent state of disrepair. They have been broken in the open position since before we moved. The leasing office sent a letter to each unit that the gates had been fixed. This must be their idea of a sick joke because nothing has been fixed.

I am currently living here at PP...and have had to call the police twice in the last 3 days due to the same neighbor beating up his significant other. I hear the screaming, the doors being slammed, not to mention all the other lovely noises such as toilets flushing and music blasting. I have talked with the office and they say they will send a notice, but how are they supposed to communicate with a man so unreasonable he refuses to open his door to the POLICE?! I am moving out if they don't evict him. This place does look nice on the outside, but it doesn't keep the trash of Miami out even at over a THOUSAND dollars a month! There were THREE break-ins this past February, and countless cars getting broken into. If you value your car, don't move here. Also, the parking as mentioned earlier is TERRIBLE. There is no parking after 8 pm, and you take your car's well-being in someone else's hands if you part in the outer lots. Stay away from this horrible complex....I wish I had! =/

I wish it was only this..but this past Monday the 30th, I went to the office to pay my rent, about 4:00pm and the new leasing agent ( she doesnt even have a month there)and she told me "to please leave the check on the courtesy drop box", she wasnt taking any checks, and even worst..I came back on Tuesday afternoon to get an a/c filter, and the Manager had her door closed (as usual) but with a sign that said "do not disturb or knock the door"????...why is she soo busy all the time??..she is not there for her residents, and of course not there for her own staff...The girl that didnt take my check wasnt there on Tuesday by the way..they had a guy, but of course they have change leasing agents quicker that the a/c filters.Stay away from this Palmetto (like the roach?) Place..I have nightmares living here, i can't imagine to work for this management

This is amazing, I keep reading the same thing over and over again. It's obvious PP isn't doing anything about it. Around September of last year (2007) my upstaris neighbor had his entire apartment cleared out due to a robbery in broad DAYLIGHT. It was about 12 in the afternoon. Thing is all other neighbors that were home at the time didn't even look to see what was happening because another tenant on the same floor as the poor guy who had his things stolen, used to SLAM the door so hard we thought it was him again. It was actually the guys door being kicked in. Not to mention all the police encounters with mr. slammer. My husband and I nick named him "?ff the Hinges", he was a 16 year old guy who took the front door to his mother's apartment completely off the hinges with no problem (makes you think how safe are you really, if a 16 yr old kid can remove the door with no problem!)I moved into my 2 bedroom apartment In Feb of last yr (2007) with my door functioning on only ONE hinge. When we told the leasing office they said they couldn't repair it because they would have to PAY a repair man outside of their staff for it! So since then, I still have my door on one hinge and its been a whole year! I don't know what it is about these people but CUSTOMERS' NEVER RIGHT! HAHA HA!
