I would drive past this place every morning on my way down Biscayne Blvd and wondered what it was like inside becasue I loved the location. So I went to take a closer look, the model on display was decorated...how should I put this...inadequately, if you are wanting to get prospective renters excited. But I really liked the idea of the large open area/park for my miniture Greyhound and the monthly rent was proportionate to its potential. The leasing office staff were comendable upon first inspection. They explained the complex was phasing out Gables Mngt. and incepting Tramle-Crowe Mngt. and that the property was going to be a premire rental in the area upon completion of the renovations. They had samples of what the place would look like when the renovations were finished! It was really beautiful with: elegant street lighting and elaborate entrance, beautiful pavers would replace old cracked paving on the roads, a grande fountian in front of building 13030, wonderful pools,work-out facility, and best of all a large park in the center for my pet. The leasing office told me that building 13030 would be the best building for me-it would be remodeled very soon. I was going to look around some more but acted on impulse when(after running my credit report)they waved the deposite! I moved in July of 2003 and as of the time I vacated August of 2004 very few of the promises the leasing office(Gables then Tramle-Crowe)had made held true. We did get new carpet, textured and painted walls in the hall ways after a long wait. Then some new lighting outside went up and others laid on the grounds for months...finally the pavers went down...but the fancy gate in the pictures never went up. The wonderful carpet put down in the hallways was ruined first by vulgar, disreputable, cheap neighbors then by a fire in the laundry room which awoke the seventh floor to dangerously smoke filled hall ways in the early morning of March 2004(not sure on exact date). The fire was ignited by a dryer that was out-dated, the blaze burned the laundry room but no apartments. Smoke and water damage was the worse thing! A true example of a Monet, I would never recomend a friend to this place and I want recomend YOU today! If I can be of any help to you, you may forward your questions and comments to ChanceDupont@yahoo.com.

Lived here?

this individual hasn't lived here since 2004 and am wondering what possessed them to right this almost 2 years after the fact. To discredit all this person says is to simply say, yes it was a mess during the renovations which seem to have taken forever, but finally on completion it was a impressive change. I have visited apartments of friends other places in miami and this complex by far is well maintained. The hallways, lobby and common areas are cleaned daily, would be nice if they had someone clean on the weekends as well. I cannot speak for you building, but i am in Building 14020 and its pretty well maintained. No major issues or problems at all with neighbors. There is now a nice new well equiped gym, pool areas have been upgraded, parking is pretty much adequate. I must admit they do need to take care of these damn potholes in the roads before someone's car gets damaged. That I would say is outrageous and they did take quite a long time to clean up after hurricane Wilma. But all in all i would recommend the place to anyone. Woth the increase in the rent, which i do think is excessive, they have single handedly pushed out alot of the ghetto and riftraft and nasty haitains who would just throw their garbage in the laundry room and not down the shoot. So very few haitains now and more professional folks. So this person truly needs to be quiet having left here a while ago and maybe those were past issues but no more. They must be awfully bitter and have nothing better to do than to right about some where they lived almost 2 years ago. Thanks...

AnonymousBruh, you obviously missed the point of the review. I am not bitter but completly disenchanted by the management of this poor excuse for a "Luxury Rental". Let me mention as well, that smoke and water damage that I explained as a result of the fire ruined several thousand dollars worth of electronics and hand-knotted silk rugs which occupied my apartment at the time. I did not receive any letter of atonement, apology or compassion from the management company. That says a lot about the managements lack of responsiveness and care for its resident(s). I must also mention, your indignant opinion against Haitian people is totally out of line and had no place on a public discusion-board. Thank you, and again if there are any other viable comments and or questions from potential renters you may contact me via chancedupont@yahoo.com.
