Las Palmas at Doral Park (a.k.a. Valencia at Doral, Archstone at Doral, Windsor at Doral) has changed Management so many times that it s hard to keep up with which one has been the worst.

I lived in this complex for several years when it used to be a nice place. Unfortunately, the place was sold and entered a condo conversion process. Nonetheless, most of the apartments are still been rented, since they have only been able to sell a hand full of them, probably due to the absurd price tags (ie: $280,000 for a 1/1, $330,000 for a 2/2, $440,000 for a 3/2).

The current Management 'Atlantic & Pacific' is the worst I've ever seen. They could not care less for tenants, they're rude, and seem to be in the business of making tenant's life miserable until they move out.

Parking is far from adequate. Getting home past 8pm means you'll probably have to park 200 yards away from your apartment (try walking that distance under one of the frequent South Florida storms).

Noise insulation is non-existent. You can hear cars in the parking lot, shoes clanking up and down stairs, etc. Not to mention, other people's TVs, stereos, conversations, and even when they re having sex. And guess what... they can hear you too!

The only one positive thing is the landscaping, which may be misleading to make others believe the community is well taken care of, when in actuality maintenance is horrible. The Jacuzzi has not worked for months, the Tennis court needs resurfacing, bottles of beer in the bottom of the pool can stay there for days, etc. The dumpster is out of control! It cannot handle the amount of garbage produced, thus it s always overflowed. Rats and other pests are common on or around the dumpster area.

Speaking of the tennis court, there s a lady who teaches tennis who thinks she 'owns' the court. She shows up every day at 7am and gives lessons to non-residents until 8pm. So if you want to use the tennis court you must play either before or after the lady is done with her lessons, or pay her for a lesson.

Quality of tenants keeps getting worst and worst. I do not understand how this people can qualify and afford the rent in this place. Neighbors include hookers and construction workers drinking beer in the parking lot (I think they are the one throwing the bottles into the pool). Loud teenager gatherings are quite frequent and every Saturday there s a party playing loud latin music until 3am.

The gate is always wide open to anyone, therefore car break-ins are not unusual and there are no security cameras, guards or any other deterrent against thieves.

If you have a security deposit, you can forget about it, because they'll make all kinds of excuses not to refund it.

I'm running away from this place and the few decent people I know living here are running away too.

Stay away! Not even think about renting (or buying) here!
