VERABELLA FALLS LETS HAVE A MEETING OF OWNERS TO ELECT A NEW MANAGMENT COMPANY

I AM AN OWNER AT VERABELLA FALLS AND I THINK ITS IN ALL OUR INTEREST THAT WE START LOOKING FOR A NEW MANAGEMENT COMPANY TO DEAL WITH OUR ISSUES. FIRST OF ALL THERE ARE STILL THINGS THAT NEED TO BE FIXED AND THE DEVELOPER IS SOPPOSE TO BE HANDLING THAT THEY HAVE A YEAR FROM WHEN THEY TURNED IT OVER TO US. HOW IS OUR ASSOCIATION MONEY GETTING DISBURSED ALSO, GREC CONVERSION ARE IN BED WITH GRS MANAGEMENT. THERE WAS A SIMILAR ISSUE WITH AZUL AT FOUNTAIN BLUE WHICH WAS A CONDO CONVERSION AS WELL AND THEY HAD GRS MANAGEMENT AND THING DID NOT START IMPROVING UNTIL THEY DROVE THEM OUT AND THE ASSOCIATION GOT A NEW MANAGEMENT COMPANY. I THINK WE SHOULD HAVE A MEETING AND SIGN A PETITION IF ALL THE OWNERS OR THE MAJORITY OF THE OWNERS AGREE WE CAN SUBMIT THAT TO THE BOARD AND THEY DO NOT HAVE A CHOICE BUT TO HEAR US AND SUBMIT OUR REQUEST. WE ARE THE OWNERS AND WE HAVE THE POWER NOT THE MANAGEMENT COMPANY SO LETS TAKE WHAT WE OWN, AND CLAIM IT OUR OWN. WE INVESTED IN THIS PROPERTY AND MORE PROPERTIES ARE BEING BUILT AND NEW COMMERCIAL AREAS ARE BEING BUILT WE NEED TO MAKE OUR PLACE LOOK NICE SO IN THE FUTURE WE CAN HAVE A GOOD INVESTMENT.

you know, I had the same experiences, and can relate to alot of the post here. i AM NOT defending GRS by NO MEANs, I have never even heard about them until I read these post. My exoerience has been, that the management co. does whatthe BOD (Board of Directors) INTSRUCTS them to do. So if you have a SUCKY BOD, then your management co. will not so what it's supposed to. You all MUSt get together as an association, and either recall the board, and get a new election, or make your vote count with the next election. There are alot of things that can be done if you educate yourself on how associations work. Believe me, you'll be so surprised at the stuff you learn when you start to look into the laws etc. if you're really concerned, then I highly recommend you educate yourselves on what the statutes are and start making changes! Good luck, and i hope that it works out for your community!

babymill01 I totaly agree with you. I just bought my place and since the day I moved in I've seen the elevator from my building more times out of order than really working. Right now it is acruing fines from the County because it is not fixed. I wonder how are these fines are going to be paid?. We are a lot of people leaving at this complex and I am sure all the money the Managment gets from each one of us can do better things for our complex. For instance I don't understand why do we have to waisting money on electricity leaving the lights on the hallways turned on even when it is day time; they should be sensored or be programed to turn on at a certain time. Other thing that I do not get is they give you a lot of instructions on how to keep the comon areas clean and most of the time they don't even take care of them. We as owners and tenants should be taking care of our complex but managment has to at least hire more people to clean the place or get new people responsable to do it. I am sure all the money they collect from us can be used to paint and fix all the common areas on our complex and of course make our investments grow. I agree on having a meeting of owners to decide the future of the managment company we have. Please reply

You know guys, from the outside I think that you people should create your own management organization to have a vertical input on your property. Hire a manager that work for you, not someone else!!!

Hi, I am thinking about moving to Vera Bella Falls in Kendall Florida. The condos themselves look very nice but I do notice quite a lot of them have recently been put up for sale. I have no idea how much maintenance is charged but after reading these posts I wonder if now would be a good time to move there or if they are going through a lot of changes at the moment. I would appreciate input from anyone that lives there. Thanks a lot.

GREC conversions suck. Stay away from all their properties.
