Not sure what to make of this site

I came here over a year ago when I was considering moving to Vista Verde and was a little skeptical when I saw some of the comments. I have been here for 17 months and my lease is up October 31st. On a scale of 1 to 10, my experience here has been a 7.

The pros: The apartments are very spacious and clean (I have the 2/2 roommate plan), washer/dryer in the unit, plenty of parking (never had a problem with over night guests having their cards towed or ticketed), nice pool and grounds are generally kept up, maintenance staff answers calls within a day or so (we only had 2 issues during the whole lease (dryer stopped working and shelves fell in one closet).

The cons: The walls are a little thin and I did have to report my noisy upstairs neighbors to the lax security guy and he asked them to pipe down. The fitness room does need to be updated and expanded. And the security gates were broken 80% of the time I've been here.

Overall, I enjoyed my apartment. I loved being 10 minutes from work and right by the Turnpike.

I came to this site to get reviews on an apartment I'm considering in Atlanta, GA and I see the same kinds of outrageous negative comments that I see about Vista Verde, so I'm not sure if I should really use this site as a guide when picking my apartments.

And for those who are wondering, I do not work for Vista Verde at all.

Updated 12/21/05. I have moved from Vista Verde and my comments have slightly changed. My biggest gripe was the carpet issue. When I moved into the apartment, the carpet was dirty and we were told if they replaced it, the rent would be higher, so we settled for the dirty carpet. So when move out time came around, they expected us to rent a steamer and clean the carpet. We tried to explain to them the carpet was in bad condition when we moved in and it was going to be replaced. They would not listen and still subtracted $150 from our deposit. I was not happy about that at all.

I would still recommend the apartment because it is a nice place to stay. I would just make sure you get EVERYTHING in writing because they will try to stiff you in the end with your deposit.

I had the same experience. I lived here for 7 months - no pets, no children, wore slippers or no shoes at all times inside the house. On move in inspection, we all agreed there was a huge stain in the living room carpet and made note of it on the lease. When I moved out, they tried to hit me with a big fine for not steam cleaning the stain out. First of all, the lease says nothing about "steam cleaning", only that the carpet needed to be clean, which I interpreted as vaccuumed. I left the carpet in the exact condition as I found it. The office manager went through my apt in a rage and slapped me with all kind of ridiculous fines. I contacted this guy via email at the Miami Herald who has a Sunday column in the Real Estate section of the paper and cc'd the management company in Brickell so that they could see his response. They agreed to refund the carpet cleaning fine. I should also mention that I was told I had to put hurricane shutters on my second floor apt when a hurricane was approaching. They don't provide this service even if you offer to pay them, although they do provide the shuuters. But how is someone who lives in an apt. supposed to find a ladder and climb up to the second floor to do this? I would advise to stay far away from this place - it's pure evil.
