I had the same experience. I lived here for 7 months - no pets, no children, wore slippers or no shoes at all times inside the house. On move in inspection, we all agreed there was a huge stain in the living room carpet and made note of it on the lease. When I moved out, they tried to hit me with a big fine for not steam cleaning the stain out. First of all, the lease says nothing about "steam cleaning", only that the carpet needed to be clean, which I interpreted as vaccuumed. I left the carpet in the exact condition as I found it. The office manager went through my apt in a rage and slapped me with all kind of ridiculous fines. I contacted this guy via email at the Miami Herald who has a Sunday column in the Real Estate section of the paper and cc'd the management company in Brickell so that they could see his response. They agreed to refund the carpet cleaning fine. I should also mention that I was told I had to put hurricane shutters on my second floor apt when a hurricane was approaching. They don't provide this service even if you offer to pay them, although they do provide the shuuters. But how is someone who lives in an apt. supposed to find a ladder and climb up to the second floor to do this' I would advise to stay far away from this place - it's pure evil.
