I lived there for a year and thought it was great

I moved into Waterford Point in June 2007 and moved out June 2008. I have to say, the staff that was there at that time was great. Tatiana was great. I had been given an apartment that I ok'd after looking at it once, and come move-in day, I realized it was a big pain in the butt to actually get to it from the parking lot, and that one of the windows was not even inside the "gated" part. It was a corner unit and the gate stopped at one side of the building leaving one of the windows "unprotected". Not huge reasons to not move in, but I decided I'd prefer a different place. Even though it was near 5 and move-in day, Tatiana found me another unit and stayed until 6:30 to finish the paperwork, even though she has a long commute and children, she stayed to make sure I was happy. The staff leaves stuff on your door around holidays like Christmas and Valentines and even your birthday; just little things like candy or a rose, but it is still nice.
When I first moved in my AC stopped working (yes it worked at move-in, but stopped probably because we cranked it down because it was a hot summer day). Within an hour they sent maintanence, and they replaced the freon and it was fixed. The next day it wasn't working again. Again, maintanence was quick, and they replaced the entire outside unit (very expensive)!! Of course they try the cheapest things first, they aren't going to replace a unit if the problem might be freon. Just like a doctor tries to rule out the common easy to fix things first. But they get the job done, and usually pretty quickly. I have had AC problems in 3 apartments in Miami, and Waterford Point was the quickest to fix by far. In another place I had to wait 3 weeks in the middle of summer!
The appliances may not have been the most modern, but they all worked, and they weren't horribly ugly or anything. To get an apartment of that size with a washer and dryer and a dishwasher and a garbage disposal is near impossible in Miami, especially for that price. There was a bit of sloppy painting, with some paint on the carpet in some areas, but most of that was in the closet, and again, compared to other places in Miami I have lived, it was very professionally done.
The parking spaces are pretty small. I didn't notice big ones vs small ones, but there were usually plenty of spaces, even with a good number of cars taking up two of them.
As far as security deposits, I got my full deposit back. I was worried because I wore out an area of the carpet pretty badly (under where I usually sat on the sofa). I rented a shampooer and cleaned up everyhing pretty well, but you could still notice considerable wear. If you just take the time to clean the carpets, clean the stove, fill in your nail holes (I didn't even paint over the filled in holes, just filled them in), clean or replace the splash guards under the burners, replace burned out light bulbs, and not do anything stupid like bleach the carpets, you should get your refund back. All of that sounds pretty reasonable to me. Again, I've had landlords keep deposits for really stupid things, but that did not happen here. I even lost a key at some point and couldn't lock my apartment to go to work. I waited until the office opened, told them, and they gave me a spare without even charging me (they were supposed to charge $15 according to the lease). A month later I found the key and gave it back and there was no problem. They are not out to get your money beyond your monthly lease payment.
The gate did have occasional problems, but pretty much every place I've seen with a gate does. At least this place requires an actual key and allows you to call an apartment inside to open it. It's not a fake gate that opens to every car that approaches or one that people can give out the code, and everyone and their mother eventual knows it. I never had anyone vandalize or break into my car or anyone's car that I knew, but I can't say it didn't happen to other people I didn't know.
I think everything in Miami is way overpriced, this place included, but compared to many others in Miami it is a great deal, the best I lived in down there. I highly recommend waterfod point.
