Booze, noise and trash, and a staff that doesn't care.

I moved out of the Oasis in August 2008, and moving out was the most positive experience I had in the two long years I lived there. The office staff would NEVER return a phone call, often take a month to fix a simple problem (and often just ignore it). It was only after I found a new apartment that management decided good tenants that pay their rent every month were worth keeping.
By then, it was too late. Allow me to explain why.



1) Given the weak rental market, management was not concerned with who rented their apartments.
a) As a result, it was usually three or four teenagers sharing a one bedroom
apartment, and seldom there for more than three or four months (each
apartment in my building had new tenants at least three times in the time I
was there). Excessive noise was a serious problem. It was not uncommon to have
some drunk screaming right outside my front door at 3:00AM, and empty beer
bottles strewn all over the parking lot. Polite requests to please keep the
noise down were ignored, and even once resulted a loud stereo blasting all
night.
b) The complex had a policy regarding trash pickup times, which was universally
ignored. As a result, on any given weekend there would be trash bags piled
outside most of the apartments. This resulted in attracting animals that would
tear up the bags and spread the trash all over the grounds. In addition many
residents would remove the trash from their cars and just leave it in the
parking lot.
c) Not once did I see anyone clean up after their dog, even after letting the dog
right in front of someone else's patio.
d) Healthy twenty year olds parking in the handicapped spot all night, because
it's closest to their apartment.

I've lived in many apartments, mostly in New York City, and nowhere did the tenants take less pride in their building, and show less consideration for their neighbors, as they did in the Oasis.

2) The complex is falling apart. Several times, I had to call with some type of maintenence issue, including leaky toilets, defective track lighting, poor weather stripping. I disovered upon moving that Water was leaking from the bathroom into my bedroom closet, causing the wall to fall apart.

3) While the maintenence staff was generally polite, the office staff was completely
unresponsive.
a) When I moved in, the screening in the lanais was all torn up, and completely
filthy. It took one month, and no less than four calls to get the screen
fixed, and they never cleaned it.
b) The apartment was supposed to be freshly painted before I moved in, but
there were nail holes and scuffs all over the walls.
c) Maintenece needed to punch a large hole in my lanais to remove a bee's nest.
After doing that, it took one month to get them to fix the wall. I had to
call four times. Not once did the office bother to return my phone calls,
until I began threatening to withold my rent payments.
d) On TWO occasions, after finishing their work, maintenence left my front door
WIDE OPEN. Not merely unlocked, but wide open so anyone could walk in and
help themselves to my valuables. This is the reason I give it a one star
rating for safety.
e) On one occasion, maintanence showed up unannounced, and tried to open my
front door as I was in the middle of getting dressed.
f) I had to call four times to complain that the track lighting in my dining
room was leaving awful brown stains on the ceiling, going out
intermittently, my primary concern being that it was a potential fire
hazard.
g) When I moved in, the toilet was running continuously. Maintenence changed
the part, and left the leak. Eventually, I had to fix it myself.
h) Finally, the toilet began leaking, because the washers were corroded. I
called maintenence and they showed up, but did not replace the washers.
i) I thought I had left on good terms, but after moving, instead of receiving a
final water bill, I received a xerox copy with the water, sewer, and trash
charges, and a mysterious charge tacked on labeled "final bill". My attempt
to get them to explain exactly what this charge was, was met with the
following response. "The bill is what it is, and there's nothing you can do
about it" They continually interrupted me so I couldn't even explain what
I was questioning on the bill.
